The Network Director of Real Estate will assist the Regional AVP in directing and establishing appropriate procedures, standards and objectives in all phases of departmental activities and operations. They will lead and manage their portfolio by directing, coordinating, and improving real estate services for the Jefferson Network. The Real Estate Department provides oversight for Network-wide real estate activities including land/building acquisitions, selling, leasing, improvements, maintenance, facility operations and costs, budgeting and site location.
The Network Director of Real Estate will also be responsible for managing commercial, industrial or residential properties as part of this portfolio.

Job Description

  • Interacts with co-workers, visitors, and other staff consistent with the values of Jefferson.
  • Develops organization’s business strategy on Network-wide real estate assets and acquisitions. Oversees the research, evaluation and selection of properties for acquisition and makes decisions to align the real estate portfolio with the organization’s goals, needs, and acceptable risk levels.
  • Develops and provides recommendations for improvement of Network wide asset management as well as the annual budget for the properties.
  • Researches, negotiates and elects to pursue short- and long-term lease agreements and/or purchase agreements that meet the organization’s goals. Develops Network wide standardized agreements and contracts wherever possible.
  • Negotiates Leases and Common Area Management (CAM) Agreement. Performs financial assessments on relative lease and/or purchase options.
  • Establishes and maintains appropriate relationships with Network leaseholders, owners, renters, vendors and related organizations.
  • Communicates and interacts with all Network user groups, medical staff, employees, management staff, and senior executives regarding their real estate requirements.
  • Works with the various clinical and non-clinical service lines to analyze costs, utilization and space inventories; develops and implements cost effective strategies for same.
  • Recruits, coaches, motivates, retains and evaluates an effective staff to carry out assigned responsibilities.
  • Serves as liaison with Hospital staff, contractors, vendors, engineers, federal, state and local officials.
  • Complies with hospital and departmental policies regarding safety, attendance and dress code.
  • Effectively and efficiently performs all other duties as assigned.
  • Supports AVP as required.
  • Represents responsible departments on various internal and external committees as required.

Competencies (Knowledge, Skills, and Abilities Required):

  • Requires walking for up to 8 hours per day, 4 hours at a time; standing for up to 8 hours per day, 4 hours at a time; sitting for up to 8 hours per day, 4 hours at a time. Frequent, handling and twisting and turning.
  • Must be able to lift, carry, push, pull and hold approximately 30 pounds. Occasional reaching above shoulder level, bending, crouching, climbing stairs and ladders up to 30 feet and climbing stairs. Hearing as it relates to normal conversation. Seeing as it relates to normal vision, perceiving objects, scenery and print.
  • Excellent communication, organizational, team-building, and interpersonal skills.
  • Master at exercising good judgment and initiative in emergency situations.
  • Able to effectively communicate with administration, medical staff, and all Hospital departments and outside agencies, including departmental managers to ensure clear direction and desired outcome is understood.

Minimum Education and Experience Requirements:

Education:

  • Bachelor’s degree in business, Engineering, Sciences, Real Estate or Asset Management, Administration or related fields with emphasis on real estate management.
  • Real Estate license is desirable.

AND

Experience:

  • Minimum of five (5) years of professional experience in a real estate management and supervisory capacity, preferably in a hospital or other large, complex environment.
