Job Description
The Residential Maintenance Manager serves as a vital member of the Facilities Management team within the Student Affairs Facilities and Operations Department. Under the direction of the Associate Director for Facilities, this role is responsible for overseeing the daily operations of the residential maintenance department, which supports all residential facilities on campus.
This position manages a team composed of skilled technicians and subcontractors, ensuring the delivery of high-quality maintenance services across a range of trades, including plumbing, HVAC, electrical, and general repairs. While managing corrective work orders the manager also will lead efforts to sustain and enhance the department’s preventative maintenance program, ensuring that all work is performed efficiently and to the highest standards. In addition the Residential Maintenance Manager will work with the Residential Maintenance Supervisor, to provide additional training to all skill levels of technicians ranging from Trainees to Master.
Daily operations are organized and tracked through a computerized work order system, with the manager overseeing task assignments, progress monitoring, and timely completion. In addition, the manager will coordinate the procurement of parts in collaboration with the maintenance staff and parts department to minimize delays and maximize productivity.
This role also includes scheduling oversight, ensuring optimal staffing and service levels, and managing relationships with external vendors and subcontractors to guarantee timely, accurate, and cost-effective service delivery.
Required Qualifications
• Experience with supervision or management of a maintenance department in commercial settings of over 500,000 square feet or bachelor’s degree in related field.
• Experience managing work using a computerized work order system.
• Proficiency in Microsoft Office Suite to include Word, Excel, Project and Outlook.
• Masters license, contractor's license, or equivalent years of experience in plumbing, electrical or HVAC.

• Experience with AIM work order system
• Preventative maintenance scheduling experience
• Project management experience
