Overview

The Maintenance Tech will perform maintenance, preventive maintenance and repair work on buildings, grounds, mechanical and structural components including skilled and/or semi­ skilled construction, electrical, HVAC and plumbing services as required. The tech will also provide technical and functional work direction to others. Completes work based on the application of concepts, theories, and experience.

Responsibilities

  • Under routine supervision, performs replacement, repair and maintenance on:
      • Plumbing equipment, i.e. water lines, sanitary sewer lines, storm sewers, faucets, valves, pumps, pipes, toilets, and pneumatic lines.
      • Electrical equipment and apparatus, i.e. light fixtures with associated ballasts, bulbs, tubes, and hardware; outlets; switches motor controls and appliances such as washers, dryers and floor care equipment.
      • HVAC equipment, i.e. major air conditioning systems, thru-the-wall units, heat pumps, exhaust fans, and heating coils.
      • Fire safety equipment, i.e. fire alarm panels with associated devices such as detectors, pull stations, horns and strobes; sprinkler systems; and fire hoses and extinguishers.
      • Electronic equipment, i.e. intercom (Nurse Call) systems, TV broadcast system, and public address (announcement) system.
      • Building equipment, i.e. roofs, windows, doors, door closures, walls, floors, ceilings and furniture.
      • Under routine supervision, performs replacement, repair and maintenance on building accent equipment, i.e. window treatment hardware, bulletin boards, shelves, coat racks, and pictures.
  • Requests necessary parts and equipment necessary to accomplish required work in all areas of responsibilities.
  • Responds to emergency situations.
  • Prioritizes work load, coordinates jobs with other departments.
  • Has on-call responsibilities as scheduled.
  • Performs any other duties as assigned.

Qualifications:

Education:  Technical or vocational training in one or more of the primary trades: electrical, plumbing or HVAC.

Licensure/Certification:  License as plumber, electrician or certified for HVAC.

Experience:  Minimum 6 years in a primary trade preferred.
