Position Description

This Lead Maintenance Technician is responsible for the indirect supervision and oversight of maintenance staff and operations within Jubilee Housing under the direct supervision of the Maintenance Supervisor. Performs skilled and skilled labor in the repair and maintenance of Jubilee properties; maintenance tasks including cleaning and carpentry, plumbing, mechanical and basic non-licensed electrical work.


Specific Duties

  • Assists and supports the Maintenance Supervisor in organizing, training, and leading maintenance personnel to ensure high quality work with maximum efficiency and adherence to safe work practices.
  • Assume the duties of Maintenance Supervisor when requested, during the absence of the Maintenance Supervisor.
  • Leads/performs the process of accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department by tracking inventory used, returning unused items to the established location, and ordering supplies under the supervision of the Maintenance Supervisor.
  • Leads/performs the completion of the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractor as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work per the established timelines and policies under the supervision of the Maintenance Supervisor.
  • Safely and effectively performs and leads maintenance techs to a wide range of building systems and components, including but not limited to tasks in the HVAC, plumbing, electrical, painting, carpentry, and mechanical disciplines.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Works independently off written and electronic work orders from the OneSite software, accepting responsibility for work assignments. Fully documents record of maintenance activity in the OneSite software via tablet.
  • Ensures proper care in the safe use and maintenance of equipment and tools necessary to perform all assigned tasks. Follows department safety standards.
  • Reads, understands, and interprets construction and equipment related documents, such as drawings, equipment manuals, and procedures.
  • Adheres to the department’s safety policy and procedures.
  • Communicates in a clear, courteous, and effective manner (verbally and in writing) to co-workers, residents, staff, and management.
  • Assist other trades personnel with complex maintenance tasks.
  • Perform other duties as assigned, including overtime, after hours, special events, and emergency callback work. During emergencies, the Lead Mechanic is classified as an Essential Employee.
