About the role

Description

This position is responsible for overseeing the overall working order of all the resort rental units within contractual guidelines as defined by the Director of Property Management.


• Maintain all rental units in proper working order as defined by the Property Management Division.

• Train and manage maintenance personnel and subcontractors when applicable.

• Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.

• Record type and cost of maintenance or repair work.

• Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment where applicable.

• Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.

• Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment where applicable.

• Assist in gathering quotes from 3rd party vendors for renovations or repairs.

• Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.

• Plan and lay out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagrams as needed if applicable.

• Keep job assignment record in computer updated at least weekly on progress.

• Estimate repair costs.

• Perform repairs to rental property as needed during occupancy of units.

• Perform house/unit renovations & upgrades as directed.

• Scheduling with tenants to gain access for repair work as needed.

• Respond to emergency calls when directed by employer or office staff.

• Submit bids or estimates on job lists & projects as requested. 

• Prioritize work to complete assignments in a timely manner.

• Complete daily work record forms and job assignment sheets.

• Complete other related paperwork as directed.

• Order parts, supplies, and equipment from catalogs and suppliers, or obtain them from storerooms.

• Conduct minor repairs as needed from small electrical to replacement of items where no certification is required.

• Create a billable work order system to be used internally and maintained daily as needed.

• Work with other service providers for items not covered under our contractual agreements. 

• Be the point of contact for all work order distribution. 

• Ensure the integrity of every rental unit, addressing issues in a timely manner.

• Assist in the management of the check-in and checkout communication process with the front desk through effective management analysis and keeping them well informed of issues that impact guest stay.

• Assist in getting quotes for Property Management during the annual inspection process.

• Oversee special projects as requested and/or needed by the Property Management Division.

• Review items not covered under the maintenance program and bill for work that is done if 3rd party vendor not required.

• Block units out of service, schedule service providers if needed.

• Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.

• Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, replacing drain hoses on washers and similar devices, etc.) to provide operable and efficient plumbing capabilities.

• Assists in performing scheduled and "as needed" inspection and preventive maintenance on tools and equipment to maintain operability of the tools and equipment.

• Attend work unit staff meetings to obtain and disseminate information and participate in discussions on appropriate resolutions to problems.

• Replaces / Update or Repair (e.g. smoke alarms, cabinets, shelves, tile, light fixtures, filter systems, etc.) to provide a safe, comfortable working environment.


Requirements

• Must be well organized, detail oriented, self-motivated and able to handle multiple tasks and meet appropriate deadlines.

• Must have some Microsoft Excel knowledge.

• Communicate orally with team members, co-workers, employees, contractors and vendors to obtain and provide useful information.

• Work in various adverse conditions such as tight or enclosed spaces, heights, and temperature extremes, indoors or outdoors to complete work assignments.

• Learn quickly and retain knowledge in order to acquire additional skills and maintain technical competencies.
