The Opportunity
We’re seeking an experienced Community Manager to lead operations at Madison Flats. In this two-person office, you’ll oversee all aspects of community management while also serving as the face of the property—building strong resident relationships and driving leasing success.Because this is a lean, hands-on team, you won’t just manage from a distance—you’ll be directly engaged in leasing activities, day-to-day operations, and resident service. You’ll also partner closely with our dedicated maintenance team to ensure the property is well cared for and residents feel supported.This role requires someone who can balance operational leadership, financial oversight, and leasing expertise while bringing a passion for leasing and one-of-a-kind lease-closing skills to the forefront.

Principal Duties and Responsibilities (Essential Functions)
Help People find their new homes! Your main focus as a Community Manager here at Madison Flats Apartments is to enhance the community for which they are responsible in the most efficient and profitable manner possible based upon the goals and objectives of the owner(s) and investor(s), as well as ensuring the greatest possible satisfaction and wellbeing of all customers. Most importantly, our property management philosophy is maintaining strong customer service and resident satisfaction, which starts with each and on-site team member on the Fortis team. The Community Manager is responsible for the total on-site operations of the assigned community. Under the direction of the Regional Property Manager and/or Head of Multifamily Operations, they are responsible for:
Financial Oversight
- In conjunction with the Regional Property manager, the Property Manager will assist in the preparation and formulation of the annual operating budget for each calendar year. Additionally the Property Manager is responsible for operating the property within the established budget.
- Support the Assistant Community Manager in collecting all rents and other incomes while controlling property expenses within the guidelines of the budget
- Ensure all weekly, monthly, quarterly, and annual reporting is completed in an accurate and timely manner
- Review and analyze monthly financial statements and provide a written report to the Head of Multifamily Operations
- Complete all daily financial transactions, including collecting and posting rent, fees, and other payments.
- Review and submit vendor invoices for payment with required documentation.
- Monitor and control expenses within budget parameters.
- Ensure all bank deposits are made in accordance with company policy.
Leasing & Marketing
- Be the leader of Madison Flats—greet and engage residents, prospects, and visitors with inviting customer service.
- Conduct engaging tours showcasing apartment homes, amenities, and community benefits.
- Promptly follow up on leads, inquiries, and applications to maximize lease conversions.
- Maintain the property’s occupancy goals by implementing marketing and outreach initiatives to secure qualified applicants through effective advertising and promotional activities
