VP of Construction

This role will be located at one of Discovery Land Company's locations: Austin Surf Club, set outside of Austin, TX.

Austin Surf Club is seeking a VP of Construction to join the Development & Construction Department.
The purpose of the VP of Construction is to manage multiple residential and commercial projects to ensure each project meets the standards of Discovery Builders, LLC., the project development entity, and owner expectations by providing superior oversight in budget, schedule, and quality adherence from the beginning of a project through owner completion. Directly or indirectly supervises employees and/or supervisors; carries out supervisory responsibilities in accordance with the Discovery Builders policies, the club’s policies, procedures and applicable municipal and state/federal laws; responsibilities include but are not limited to: interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Key Responsibilities
• Oversees project management of current and new construction, renovations and remodels with limited guidance.
• Work with builders’/project leadership to establish production goals, develop budget and cost controls, and generate data to help aid decision making with products specified (types, quantities, specifications, and delivery dates).
• Collaborates with cross-functional teams and other key-stakeholders to gather input and communicates feedback to architects/designers/contractors as needed.
• Manages, monitors, and communicates project schedules, budget guidelines, progress, and costs to ensure projects are completed on time and to established expectations.
• Provides support with permitting, ensuring proper approvals have been received prior to initiating possession or construction when needed.
• Oversees contractor and vendor performance during construction, visiting site regularly to perform due diligence and monitor quality of work.
• Oversees bidding process and contract negotiations. Ensures company's contract policies are followed.
• Oversees procurement to ensure purchases meet specifications and are completed on time and on budget.
• Works with other departments to improve processes in all areas of responsibility.
• Ensure that each member and guest receives outstanding guest service in a hospitable friendly environment which includes greeting and acknowledging every member and interaction, maintain outstanding service standards, solid product knowledge and all other components of guest service.
• Empowered to guarantee total member satisfaction, display hospitality and professionalism to our members at all times, take pride in representing Discovery Builders and the project professionally with our members and guests to ensure that all business needs are handled in a legal and ethical manner.
• Understand and apply all property safety and security procedures to maintain a secure and safe environment for employees and members at all times. • Maintain a favorable working relationship with all company employees to foster and promote a positive working environment.
• Collaborate with design team to ensure all projects meet owner expectations, budgets, and specifications.
• Review the project in-depth to schedule deliverables and estimated costs.
• Coordinate with supervisory personnel and subcontractors in planning and execution work procedures, interpreting specifications, and sequencing work to avoid schedule delays.
• Review and ensure that both owner and Contractor meet the contract requirements established in each contract.
• Contribute to a positive work environment and ensure teamwork within project organization, utilizing the resources needed to drive quality and value to our clients.
• Represents Discovery Builders and the Club through professionalism, consideration, and discretion in all interactions.
• Perform all duties and responsibilities in a timely and efficient manner in accordance with established Discovery Builders policies, procedures, and standards of service to achieve the overall objectives of this position.
• Communicate regularly and effectively with all employees, supervisors, managers, directors, and Discovery Builders leadership.
• Establish collaborative and trusted relationships with teams and leaders.
