Overview
The Department of Buildings & General Services (BGS) is offering a unique opportunity to develop and showcase your commercial real estate knowledge and skills as a Real Estate Manager in the Planning & Property Management Division.
The State of Vermont owns and leases a diverse portfolio consisting of approximately five million square feet of office, retail, industrial, and medical space. You will work with a dynamic team to manage all aspects of the State's real estate portfolio including space use planning, acquisition, disposition, and leasing. Your work will make a difference in the lives of others by providing safe, functional workspaces for state agencies and those they serve.
Duties include, but are not limited to:
- Plan, organize, and coordinate the purchase and sale of real estate from initial assignment to completion.
- Analyze existing leases and negotiate renewals based on fair market rates.
- Work with space planners to analyze space use and transition tenant groups to new space when appropriate.
- Conduct space searches for new leased space based on programmatic needs.
- Write new leases, negotiate terms, and coordinate fit-up to meet tenant specifications.
- Regularly communicate with tenant groups, landlords, contractors, and brokers.
- Track and report on space use and related costs using Microsoft products.
This position is based in Montpelier and is eligible for some telework.
This position is classified as a Property Management Specialist II by the Department of Human Resources.

Environmental Factors
Work is performed in a mix of standard office setting and field work. Assignments require frequent travel throughout the State, for which the use of either fleet vehicle or private means of transportation may be required. Property negotiations may evoke strong adversarial opinions.
Minimum Qualifications
Four (4) or more years of experience in property management, real estate, or maintenance/construction project management.
Preferred Qualifications
Bachelor’s degree or higher in business, accounting, paralegal certificate, or related field.
Experience with commercial real estate.
Special Requirements
A valid driver’s license is required.
