Assistant Lead Maintenance - Montfort Place Apartments

Position: Apartment Assistant Lead Maintenance

At Gaines Investment Trust, we take pride in offering our residents comfortable, well-maintained apartment homes. We seek a full-time Apartment Assistant Lead Maintenance to join our dedicated team and provide exceptional service to our residents.

What You Will Do:

• Perform routine maintenance and repair tasks within occupied apartment units and common areas.
• Diagnose and resolve maintenance issues, including plumbing, electrical, HVAC, and appliance repairs.
• Complete work orders promptly and efficiently.
• Conduct preventative maintenance.
• Assist with the turnover process for vacant units, including cleaning, painting, and minor repairs.
• Maintain the cleanliness and appearance of pools, common areas, and grounds.
• Communicate effectively with residents to address maintenance requests and provide updates.
• Coordinate with property management to prioritize and schedule maintenance tasks.
• Collaborate with maintenance teams/vendors and contractors for specialized repairs.
• Participate in on-call rotation for after-hours maintenance emergencies.
• Perform other assigned tasks.

What You Will Bring:

• A valid driver's license (Required)
• HVAC Certification (Required)
• Previous experience (1+ years) in apartment maintenance.
• Currently resides within the Frisco, Texas area, or a 20-minute commute.
• Proficient in basic plumbing, electrical, and gas water heaters and fireplaces.
• Strong problem-solving skills and attention to detail.
• Excellent communication and customer service skills.
• Ability to work independently and manage time effectively.
• Basic computer skills for recording and tracking maintenance activities.
• Physical ability to lift, carry, and maneuver heavy objects, climb stairs, and perform manual labor.
• Strong work ethic, a positive attitude
• Reliable transportation.
