This role will be designated for Discovery Land Company’s building division: Discovery Builders, set in Maui, Hawaii.Discovery Builders is seeking a Director of Self-Perform Work to join the Construction Department.
The Director of Self-perform is responsible for overseeing all self-performed construction activities within Discovery Builders Maui. This position requires a seasoned professional with extensive experience in framing, rough carpentry, sheathing, door and window installation, exterior finish carpentry, drywall hanging and finishing, exterior and interior plaster and acoustic ceiling systems. The Director of Self-perform leads and overlooks the progress of all self-perform activities in a timely manner and that meets financial requirements. This leader is responsible for budgeting, organization, implementation, training, and forecasting of all site projects.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Project Oversight and Execution:
- Manage and supervise all self-perform activities, ensuring work is completed to the highest quality and safety standards.
- Develop and implement strategies to improve efficiency, productivity, and cost-effectiveness in self-perform operations.
- Ensure that all self-perform tasks adhere to project timelines and are executed according to the project schedule.
- Ensures compliance with building and safety regulations for all projects monitoring all onsite office constructions.
- Collaborate and coordinate with design team, architect, project manager, project engineers, superintendents for the purpose of budgeting and executing projects from inception to building permit, through project completion.
- Establish, promote and enforce site-specific safety, and quality plans.
- Material Management:
- Conduct comprehensive material take-offs for all self-perform scopes of work
- Oversee the procurement, receiving, and warehousing of materials, ensuring inventory levels meet project demands
- Manage supplier relationships and negotiate contracts to secure the best pricing and terms
- Implement tracking systems for material usage and waste reduction
- Organize and track inventory of select tools, materials and equipment and track
- Budget and Financial Management:
- Track and forecast the budget for all self-perform work, ensuring projects stay within budget.
- Monitor costs related to labor, materials, equipment, and subcontractors, identifying opportunities for cost savings.
- Prepare regular financial reports for management, highlighting key performance metrics and any budget variances.
- Labor Coordination and Management:
- Plan and coordinate labor requirements, ensuring the availability of skilled manpower for all self-perform tasks.
- Collaborate with the carpenters and drywallers union to maintain positive labor relations and ensure compliance with labor agreements.
- Oversee the recruitment, onboarding, and training of both local and imported labor.
- Ensure adequate supervision and leadership is present on all job sites to maintain productivity and safety standards.
- Logistics and Support:
- Manage the logistics of housing, transportation, and other support needs for imported labor.
- Ensure that all logistical arrangements align with project timelines and budget constraints.
- Quality Control and Safety:
- Establish and enforce quality control measures for all self-perform work, ensuring compliance with industry standards and client expectations.
- Implement safety programs and protocols to minimize risk and maintain a safe work environment.
- Stakeholder Management:
- Act as the primary point of contact for self-perform activities, communicating effectively with project managers, clients, subcontractors, and other stakeholders.
- Manage relationships with subcontractors and suppliers to ensure alignment with project goals and timelines.
- Continuous Improvement:
- Identify opportunities for process improvements and implement best practices to enhance the performance of self-perform operations.
- Stay current with industry trends, technologies, and regulatory changes that may impact self-perform scopes of work.
