About the role

The Regional Manager is responsible for effectively executing DLP's mission and making a positive impact on the Houston Portfolio. Primary responsibilities include achieving property management business strategy, compass, and financial goals. The Regional Manager will successfully drive leasing, collections, upkeep of the physical property, community reputation and satisfaction scores, and build a world-class team of professionals to achieve the financial success of each community.

This leader is expected to be a catalyst of energy while providing consistent leadership, oversight, and accountability for all property operations, financial results, compliance, talent acquisition, team member development and retention, customer and resident satisfaction, asset preservation, and expense control. Additionally, the Regional Manager will facilitate the make-ready process and assist the Asset Management team with capital deployment.

What you have already achieved: (Requirements)

  • Must live in or near Houston, TX
  • Bachelor's degree in business or related field from an accredited college or university
  • Five plus years experience in Multifamily Property Operations or Asset Management and at least 3 years managing a large portfolio
  • Advanced decision making and analytical skills to effectively tackle issues or challenges that may occur daily
  • Excellent communication skills to ensure clear and effective delivery of changes, solutions or updates to the team
  • Strong leadership skills to coach, always develop and motivate the site teams
  • First class time management skills to meet deadlines and display efficiency
  • High level proficiency with Excel and Google Suite
  • Ability to Travel

  • Lead by example and with a Founder's Mentality. Make decisions. Be proactive. Drive accountability & ownership of self and team.
  • Source, recruit, hire and develop top talent for all community positions. Utilize the DLP  Recruiting Tools & Onboarding Guides. Be willing to make the tough decisions when needed as it relates to underperformers.  Complete alignments and huddles on time
  • Manage daily, weekly, monthly KPI reporting to monitor & drive performance for revenue, occupancy, leasing, renewals, rental rates, rent collections, expense control & production of rent ready homes.
  • Achieve 3% delinquency at every community, enabled through 100% online payments and qualifications standards.
  • Ensure consistent, service excellence (the WOW factor) ensuring a positive customer experience through consistency of cleanliness, working amenities, common areas and grounds. Achieve a greater than 4.5% satisfaction rating on each community.
  • Perform weekly site visits and property walks and evaluations  to ensure day-to-day activities are running smoothly and in accordance to policy/standards. Walk every 30 days vacant on each visit. Be visible on the community walking with team members and speaking to residents
  • Manage a "No Net Loss" mentality driving team to move residents within 14 days of leasing. Coach, shadow team & drive successful sales & leasing initiatives and strong knowledge of market and submarket to increase retention and ensure above market rental rates, resident lease terms and increased ancillary income.
  • Partner & collaborate with the Senior Leadership team, Asset Management, Accounting, HR, IT and other departments to drive performance, support & launch new company initiatives, complete capital expense & renovation projects.
  • Achieve budgets. Be the expert on your communities, team and performance opportunities.  Identify, manage & minimize inefficiencies & negative financial variances. Execute on plans that successfully drive results.
  • Ensure self and team members complete all required training timely, follow safety guidelines at all times and act in accordance with Fair Housing and all regulatory guidelines.
  • Act as a mentor. Lead by example in honoring the DLP Core Values, implementing new initiatives and positively leading change.
