Maintenance Supervisor II (Chapel Run Apartments)

WinnCompanies is looking for an adaptable and motivated Maintenance Supervisor II to join our team at Chapel Run Apartments, a 172-unit affordable housing community located in Decatur, GA.
This job offers a regular business hour work schedule: Monday through Friday, from 8:00AM to 5:00PM, with a rotational on-call schedule. The pay rate offered is $25.00 - $27.00 per hour.

Responsibilities

• Perform as a working supervisor while leading and managing a maintenance staff at the property on a day to day basis.
• Assist in hiring, developing, training and holding staff accountable to operating standards. Conduct and participate in weekly staff meetings.
• Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third party property inspections to resolve maintenance repairs.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience performing basic apartment or facility maintenance.
• 1-3 years of supervisory experience.
• General knowledge of electrical, plumbing, HVAC and appliances installations and repair.
• EPA Universal HVAC, CPO, and Electric Certifications.
• CAMT certification.
• Experience with various computer systems, including Microsoft Office applications.
• Excellent customer service and organizational skills.
• Solid verbal and written communication skills.
• Ability to speak, write and understand basic English.
• Ability to work with a diverse group of people and personalities.
• Availability for on-call activity for urgent needs on a rotating schedule.

Preferred Qualifications

• Vocational or technical training.
• Experience with Real Page or OneSite property management software.
• Asbestos, or lead-based paint certifications.
