Job Description:

The OREO Asset Manager II is responsible for managing, marketing, and sales of TD Bank owned assets with an appraised value of $250,000 U.S. or less.  This position also includes the creation of management procedures of an annual review and recommends changes as needed.

Depth & Scope:

  • Primarily responsible for management of TD Bank assets less than $250,000 U.S. (Control of overall portfolio which can be in excess of $15 million)
  • Engages, communicates and negotiates with listing brokers
  • Prepares marketing plans and discusses with agents and management as needed
  • Negotiates the sales price and terms and conditions of contractual language
  • Approves maintenance expenditures, tax payments and HOA expenses as well as required utilities within the approval limit
  • Conducts various types of research to include Property/Market value, Tax value, GIS mapping, Title curative issues, etc.
  • Possesses working knowledge of real estate and interprets research to manage and mitigate risk associated with TD Bank assets
  • Oversees tenant occupied properties to include tenant notification, collection of rent and eviction processing as needed
  • Ensures annual appraisals and environmental reports are ordered, evaluated and retained in a document retention system
  • Continued monitoring, logging and retention of negotiable items received; balances DDA (account)
  • Prepares and provides reports and statements to upper management with a curative action plan
  • Creates, analyzes and presents various monthly, quarterly and annual reports to upper management
  • Provides expertise and direction to the OREO Asset Analyst staff
  • Makes recommendations on techniques to be used in quantifying risk
  • Controls the budget of legal, maintenance and utility costs for the controlled asset portfolio
  • Assists in writing procedures but does not implement

Education & Experience:

  • Work experience equivalent to Bachelor's degree
  • 1+ years related experience required
  • Strong collateral analysis skills
  • Familiarity with a variety of more complex Real Estate
  • In-depth understanding of liquidation strategies and techniques
  • Strong negotiation skills
  • Communication skills, both verbal and written
  • Strong PC skills
  • Supervisory experience preferred
  • Ability to coach and motivate Employees to improved performance and efficiency
