Reporting to the Property Manager, the Building Maintenance Technician (BMT) plays an important role within RESG’s Building Maintenance team. The BMT is responsible for a wide array of work, from hardware, partitions, tile, masonry, furniture, glass, drywall, and ceilings, to window treatments and wood structures and finish millwork. The BMT also supports the operations of critical building systems. The BMT interacts regularly with people at all levels of the organization and our tenant firms, representing RESG as a professional partner.
- Plan and perform repairs in maintenance areas according to blueprints, plans, and sketches.
- Determine appropriate materials in accordance with applicable building codes and standards.
- Conduct preventive maintenance; regularly inspect building and furnishings.
- Inspect and make repairs to equipment and/or furnishings as assigned.
- Fabricate walls, ceilings, partitions and furniture working from blueprints.
- Select materials, operate power tools and woodworking machines and use measuring devices to ensure timely and high-quality work.
- Provide information to Property Manager and Lead Building Maintenance Technician concerning suggested renovations, changes, or additions; assist in compiling pertinent information to support development of required designs and plans.
- Respond to service requests from Bank departments and tenant firms, as assigned, for all building maintenance issues (e.g., installation of small goods, lock systems, replacement of ceiling tiles, etc.)
- Track and complete all work orders in a timely manner via the proprietary computerized maintenance management system.
- Assist other Operations units as needed.
- Respond to off shift service emergency calls as needed.
- Perform other duties as assigned. Comply with all department and Bank policies and procedures.
- This position is not required to directly supervise others.
Requirements
- This position requires a minimum of 5 years’ experience in large building operations and maintenance.
- A Massachusetts Construction Supervisor’s license a plus. Must have a general understanding of all types of mechanical systems, including heavy steel overhead door assemblies including motors, gearboxes, and complex controls sequences.
- Must have a successful track record of working collaboratively on Operations teams.
- Must be committed to a continuous program of professional development.
- Knowledge of MS Office and online work order systems.
Physical Requirements
- This position involves movement between departments, floors and buildings to perform work.
- Staff are regularly required to stand, walk, reach and use hands and arms to grasp, lift and/or move equipment weighing 20-50+ pounds; speak and hear and occasionally required to taste and smell.
- They are frequently required to sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders, work at heights and in environments with wide temperature ranges, working outside and inside.
- Specific vision abilities required include close vision, distance vision, color vision and depth perception.
Onsite: It is anticipated that you will work onsite for this role. If you currently reside within the First District it is expected to stay located within the district unless otherwise approved by your management and HR management.
