Homebased within FirstBank Footprint.Summary: The Mortgage Disclosure Specialist is responsible for preparing and reviewing initial and re-disclosures for all mortgage loan types, ensuring compliance with federal, state, and investor regulations. This role requires strong attention to detail, excellent communication skills, and a thorough understanding of TRID and RESPA guidelines. The specialist will work closely with internal teams to ensure timely and accurate delivery of disclosures. Essential Duties and Responsibilities:
- Prepare initial compliance disclosures and subsequent re-disclosures for all mortgage loan types, including Conventional, FHA, VA, and USDA.
- Monitor loan pipelines and collaborate with staff to ensure timely delivery and accuracy of fees.
- Ensure compliance with bank policies and federal, state, and local regulations across multiple states.
- Maintain up-to-date knowledge of RESPA guidelines and regulatory changes.
- Communicate with Loan Officers, Processors, and other departments to confirm disclosure accuracy and provide feedback when modifications are needed.
- Review and validate TRID disclosures, including APR and Non-APR fields.
- Assist with audits or internal reviews related to disclosure compliance.
- Support training efforts for new staff on disclosure procedures and systems.
- Minimum of 2 years of recent experience in the mortgage industry.
- Experience with IDS Closing Documents, Ellie Mae Docs, and Encompass 360.
- Knowledge of TRID and RESPA regulations.
- Strong organizational and time management skills.
- Excellent verbal and written communication.
- Keeping attention to detail and accuracy.
- Ability to demonstrate the highest level of ethical behavior and maintain confidentiality with sensitive information.

- Understanding of and compliance with bank policies, laws, and regulations applicable to job duties, including completion of compliance training and reporting of any violations or suspicious activity.
