About the role

Homebased within FirstBank Footprint.Summary:  The Mortgage Disclosure Specialist is responsible for preparing and reviewing initial and re-disclosures for all mortgage loan types, ensuring compliance with federal, state, and investor regulations. This role requires strong attention to detail, excellent communication skills, and a thorough understanding of TRID and RESPA guidelines. The specialist will work closely with internal teams to ensure timely and accurate delivery of disclosures. Essential Duties and Responsibilities:
  • Prepare initial compliance disclosures and subsequent re-disclosures for all mortgage loan types, including Conventional, FHA, VA, and USDA.
  • Monitor loan pipelines and collaborate with staff to ensure timely delivery and accuracy of fees.
  • Ensure compliance with bank policies and federal, state, and local regulations across multiple states.
  • Maintain up-to-date knowledge of RESPA guidelines and regulatory changes.
  • Communicate with Loan Officers, Processors, and other departments to confirm disclosure accuracy and provide feedback when modifications are needed.
  • Review and validate TRID disclosures, including APR and Non-APR fields.
Additional Responsibilities
  • Assist with audits or internal reviews related to disclosure compliance.
  • Support training efforts for new staff on disclosure procedures and systems.
  Education and/or Experience        
  • Minimum of 2 years of recent experience in the mortgage industry.
  • Experience with IDS Closing Documents, Ellie Mae Docs, and Encompass 360.
  • Knowledge of TRID and RESPA regulations.
