We are seeking a dynamic, organized self-starter to be the Senior Director of Service Facilities and Maintenance. This role involves building the maintenance platform, overseeing maintenance operations, and leading site-based teams across our portfolio. We seek a results-driven leader with proven property management experience, exceptional leadership qualities, and a keen understanding of maintenance needs.

The ideal candidate will be an experienced expert in maintenance, workplace safety, and data-driven management. They must manage multiple complex projects, influence and develop relationships at all organizational levels, and oversee large-scale processes and projects. Additionally, they will provide technical leadership and mentoring to Maintenance Leaders across the portfolio, ensuring high quality and compliance standards.

What you are great at: (Responsibilities) 

  • Build collaborative teams by sourcing and developing skilled maintenance professionals who achieve exemplary customer service, consistently receive 4.0 or greater online reputation and satisfaction scores, and meet budgetary, financial, and business plan goals.
  • Partner with other senior leaders and front-line service teams to build, communicate, and execute preventive maintenance plans, processes, and guidelines in support of facilities upkeep.
  • Lead the development, documentation, implementation, decision-making, and measurement of best practices in maintenance and service for the overall organization. Identify opportunities to improve execution, devise, and monitor programs and plans that drive results.
  • Monitor and negotiate national/regional vendor contracts to assure quality results, material delivery, warranties, pricing efficiencies, improved service parameters, and upgrades are consistently met.
  • Act in accordance with all Fair Housing, OSHA, regulatory, and federal guidelines while conducting DLP business. Ensure the team does the same.
  • Develop and lead a world-class service and maintenance program while providing guidance, direction, and training to service technicians and leaders in remote locations.
  • Participate in due diligence efforts related to the physical plant, interiors, MEP needs, and capital needs identification of potential acquisitions to assist in the development of a business plan, budget, and proforma.
  • Exhibit strong business acumen and the ability to create, review, and fully understand budgets, KPIs, and reporting tools with a customer-centric focus, professional demeanor, and appearance.
  • Operate successfully both physically and mentally in a fast-paced organization focused on solution identification while managing multiple projects simultaneously in various construction phases and geographies.
  • Promote and develop a standardized process for on-site service teams to follow in turning apartments and making them rent-ready within five days of move-out.
  • Maintain and regularly produce reports utilizing a combination of software tools such as BuilderTrend, Appfolio, Excel, Word,, or the G-Suite versions of those tools.
  • Conduct regular inspections of every multifamily community at least four times annually, including the overall property/community, individual apartment home interiors, mechanical areas, pools, fitness centers, sport courts, mailbox kiosks, roofs, interior and exterior common areas, amenity areas, offices, retail spaces, parking surfaces, grounds, and all other aspects.
  • Attend all required meetings and work proactively to provide solutions to improve the performance of the management company. Attendance at company/industry events with occasional work on nights and weekends.
