The Working Supervisor will be part of the C&W facilities management team and will directly oversee the Maintenance Technicians at the assigned site. The Working Supervisor will provide our client with a dependable and functional physical office environment that supports your various objectives.Additionally, the Working Supervisor performs both technical and supervisory roles with hands-on operational tasks, supporting the self-performance service delivery model. The maintenance supervisor is expected to travel to, from, and between multiple worksites during the shift, respond to after-hours emergencies, and complete work in the absence of maintenance technicians.

Job Description – Maintenance Supervisor
Maintain regular collaborative working relationships with manager, employees, and clients.
Provide hands-on training and technical expertise to supervise staff for:
Basic troubleshooting and repairs of buildings and installed systems (doors, floors, plumbing, lighting, kitchen appliances, miscellaneous equipment, roofs, drains, shop, grounds equipment, light commercial HVAC).
Training and development of the maintenance workforce.
Directly supervise and assist the maintenance team.
Oversee all building systems:
Fire/life safety, painting, carpentry, plumbing, HVAC, electrical, and general facility maintenance.
Respond promptly to all emergency situations (fire, evacuation, equipment issues) and client concerns – available 24/7.
Enforce compliance with C&W and client policies:
Recruitment, termination, discipline, performance evaluations.
Administer safety program:
Execute corporate safety program to promote an injury-free workplace.
Manage vendors and contracts:
Develop scope of work, evaluate, select, and inspect work performed.
Collect technical data and prepare justifications for:
Budget approval for energy conservation measures and deferred maintenance items.
Support budget planning and expenditure control.
Coordinate work schedules and notifications to clients.
Develop and maintain an effective planned preventive maintenance program for:
Building systems, assets, fixtures, furniture, and fittings.
Ensure maintenance work orders are:
Completed accurately, prioritized realistically, and approved within the CMMS.
Maintain timely and accurate work order data hygiene.
Manage technicians’ schedules:
PTO, sick days, holiday coverage, on-call coverage, OT schedules aligned with client needs.
Effectively manage OT with management sign-off.
Schedule workload efficiently and economically.
Oversee requisitioning, inventory control, and maintenance of facilities-related equipment and supplies.
Participate in all aspects of the facilities budget.
Act as liaison with:
Federal, state, and local agencies, contractors, and client community on technical matters.
Interact seamlessly with Cushman & Wakefield property management counterparts.
Ensure compliance with applicable codes, requisitions, government agencies, and company directives related to building operations.
Implement maintenance best practices for improved performance and cost savings:
Support standardized maintenance across the client portfolio.
Lead proactive maintenance and repairs:
Identify and resolve facility deficiencies before client reports.
Promote a culture of “Fit, Finish, Feel” to ensure audit-ready facilities.
