Sr. Maintenance Tech / Superintendent (Live-out)

Adamas Building Services is looking for an exceptional Sr. Maintenance Tech/Superintendent with experience working in luxury residential communities. Our company is a leading expert in the Residential Services market with properties throughout New Jersey. We have openings at our Weehawken, New Jersey location.

Schedule: 40 hours per week Monday to Friday. On call for emergencies.

Pay Rate: $60,000 to $65,00 per year

Core Job Responsibilities:

• Service Requests-Responsible for the completion of all maintenance service requests as assigned.
• Clean As You Go-Maintain all common areas and be knowledgeable of cleaning equipment and supplies.
• Reporting- Walk property daily and promptly report any issues which need to be addressed with maintenance staff and/or Property Manager.
• Inventory/Supplies-Maintain inventory levels of both cleaning and maintenance supplies as well as develop and manage inventory control lists.
• Assist and Report- Assist with any reasonable request from any resident immediately without hesitation and promptly report and log such instances. Work with any outside vendors performing maintenance on building.
• Informs- Communicates company information and announcements on a timely basis to the staff who report to the site.
• Administration- Reviews and approves employee timesheets weekly to ensure accurate and timely payroll processing.

Knowledge

• Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance. Development and management of overall safety program to conform to OSHA standards, applicable building safety manual, and other safety practices and processes as deemed necessary.
• Inspects all emergency equipment to ensure compliance.
• Supervises, trains, and directs maintenance staff through work orders and performs maintenance work orders as well.
• Familiarity with emergency procedures and protocols and inspects all emergency equipment to ensure compliance.
• Knowledge of electrical systems as well as plumbing and mechanical systems.
• Familiarity with site specific manuals.

Education / Experience

• Technical Degree or Training in the field of Building Operations highly desired.
• Professional certifications within HVAC, plumbing, boiler operations or electrical a plus.
• Minimum of 5 years work experience in the Maintenance and/or Superintendent trade preferably in a residential environment. Black Seal License.

Must be professional, courteous and friendly and have verbal communication skills that meet the demands of property management, residents and vendors.
