Description

We are seeking a highly motivated Maintenance Technician to join our awesome team here at Fairlawn! The ideal candidate will embody Fairlawn’s core values: Be Kind, Own It, Be Flexible, and Always Improve.


We are currently searching for an experienced maintenance technician to work as part of the onsite team for a 230-unit residential complex, Maywood Apartments, located in Speedway, IN. The overall objectives for this role will be to ensure all assigned maintenance and service activities are being addressed in an organized, high-quality, and efficient manner while providing top-notch customer service. The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of maintenance activities.


What will you do?

  • Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary
  • Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
  • Maintain a high standard of organization of maintenance inventory space
  • Maintain good rapport with current and prospective residents
  • Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures
  • Regularly assess the property for safety and preventative maintenance opportunities
  • Complete maintenance requests in a timely manner and document time, expense, and results
  • Perform and oversee grounds work including ensuring grounds are clean and free of any trash, common area trash cans are regularly emptied and the common areas of the buildings including interior and exterior hallways, the leasing office, and vacant apartments are kept in clean and orderly condition
  • Comply with all OSHA regulations and any applicable laws regarding health, safety, or the environment
  • Learn and ensure compliance with all Fair Housing Lawns including local, state, and federal housing regulations (We provide training!)
  • Serve as one of the emergency contacts for the community and be available in an on-call rotation to assist in after-hours emergencies
  • Pivot, roll up your sleeves, and jump in where needed!

Requirements

Who you are – We’d love to hear from you if you:


Level 1

  • Have at least 1 year of maintenance experience or enrollment in a technical/vocational program

Level 2

  • Have at least 2 years of maintenance experience, preferably one year in the housing or real estate industry
  • Willingness to train new team members and gain certification
  • EPA and HVAC Certified
  • Are proficient with relevant technology and can easily adapt to changing technology
  • Have the ability to give and receive real-time feedback with a positive mindset
  • Have excellent written and verbal communication skills
  • Have superior attention to detail, high energy, and a positive attitude
  • Ability to work independently and also to work closely with other team members
