Position Overview:
- Manages functions and activities related to project development including plumbing, cost estimation, scheduling, implementation and tracking. Works with outside consultants, architects, engineers and so forth to design and develop project scope. Develops project estimates and budgets. Develops and coordinates the staging of projects, as well as, final relocation of staff, furniture and equipment. Recommends changes or takes appropriate action when needed.
- Participates in the development and implementation of long-term strategic plans for facility operations. Maintains close evaluation for proper completion of scheduled work.
- Prepares bid documents; reviews and exercises discretion and judgement when negotiating vendor contracts; and tracks costs and provides status updates. Researches, responds and coordinates efforts and activities with community, city, state and federal agencies or groups.
- Leads project team meetings as needed; maintains accurate construction minutes and logs; and supports and maintains as-built blueprints and CAD project drawings.
- Inspects, reviews and evaluates the activities of outside contractors and various subcontractors. Compiles, assembles and analyzes bids for service contracts. Negotiates fees for service contracts.
- Coordinates defining user requirements including space needs and planning; project design; equipment layout; and technical and engineering needs. Ensures workspace code compliance both health and safety. Defines furniture and finish standards and ensures compliance with these standards.
- Administers the management of buildings and grounds owned by CH and other buildings contiguous to the hospitals. Serves in a landlord capacity for income properties in the resolution of disputes and complaints. Acts on behalf of CH as a landlord; interacts with tenants to settle issues or disputes; and markets vacant space to prospective tenants.
- Participates in the planning and management of space utilization; develops and recommends plans to maximize efficiencies.
- Negotiates and enforces the terms of income rental agreements including lease rates, rate increases, rent collection, parking and lease restrictions, and other lease conditions.
- Coordinates efforts with appropriate CH employees and officials to ensure proper and timely billing, collection of rent, and notification of changes in lease terms and rates. Prepares financial statements and reports as required on the status of all rental income properties, lease rates, occupancy levels and action dates.
- Performs financial analysis and prepares appropriate financial statements for the purpose of making recommendations on property holdings, leases, rental rates, problem/complaint resolution and related property issues.
- Participates in the development of physician practices and property acquisitions.
- Analyzes new property proposals; reviews legal issues with appropriate staff; negotiates terms; and presents final report/agreement for signature. Analyzes and negotiates lease agreements with appropriate landlords for hospital occupied space.
- Acts as liaison with landlords to resolve issues of dispute; to request the completion of necessary repairs; and to evaluate the proper implementation of lease terms.
MINIMUM REQUIREMENTS
- Education: Bachelor's degree.
- Experience: Three years project management, construction management, property Management or related experience.
- Other Credentials: Drivers License
- Knowledge and Skills: Possesses excellent organizational, interpersonal, verbal, and written communication skills. Ability to effectively manage multiple projects simultaneously and ability to respond quickly in a fast paced environment.
- Special Training: Familiarity with AutoCAD. Computer skills: project management software; spreadsheet and data management software; and word processing.
