Job Description
The Regional Maintenance Manager is a highly skilled, hands-on leader responsible for overseeing maintenance operations across a portfolio of multifamily housing communities. This role ensures physical asset preservation, team performance, regulatory compliance, and alignment with AH's strategic maintenance vision. This position serves as a critical link between on-site maintenance teams and executive leadership, delivering actionable reports, leading technician training, and upholding operational standards across the region.
This position can be based in Dallas, Texas or a major market in TX, GA, or SC.
Key Responsibilities
1. Property Maintenance Leadership
- Oversee all aspects of physical maintenance for multiple properties: unit turns, grounds, HVAC, exteriors, and mechanical systems
- Perform regular site audits to ensure standards for quality, safety, and preventive maintenance are met
Enforce compliance with OSHA, EPA, REAC, and other regulatory agencies
2. Team Supervision & Training
Supervise, develop, and support 25-40 on-site Lead Maintenance Technicians across multiple properties
Deliver structured onboarding and technical training for new hires and team members
Coach team members in core disciplines: HVAC, plumbing, electrical, appliance repair, and structural integrity
Create individualized growth plans and help techs earn certifications (EPA, CAMT, etc.)
Lead performance evaluations and support promotional pathways (Tech I → III → Supervisor)
3. Executive Reporting & Data Analytics
Track and analyze KPIs using Yardi, Excel, and CMMS dashboards
Provide regular reports to the Director of Property Management and others on work order volume, PM compliance, staffing needs, and capital observations
Standardize the use of maintenance data for property planning, vendor accountability, and resource allocation
Identify and escalate high-risk maintenance or compliance issues to corporate stakeholders
Translate field performance into actionable insights to inform executive decision-making
4. Vendor Oversight & Compliance
Coordinate and manage external vendors and contractors across key trades
Inspect work for quality, scope adherence, and cost control
Maintain and enforce consistent usage of CMMS software for all work orders and PMs
Ensure all repairs and maintenance projects comply with building codes and organizational SOPs
Qualifications
7+ years of multifamily maintenance experience; 2+ years in a supervisory or training capacity
Deep expertise in HVAC, plumbing, electrical, roofing, boilers/chillers, and grounds systems
Strong understanding of housing codes, safety regulations, REAC, Fair Housing, and OSHA standards
