Key Essential Functions and Accountabilities of the Job

  • Manages the operation and maintenance of buildings and grounds; maintains a current and comprehensive preventive maintenance system; assess and assigns workloads according to trade, ability, and knowledge of equipment; maintains inventory of critical supplies and spare parts; manages a work order system, prioritizes and assigns work orders, and provides feedback to customers; monitors and develops program budgets; oversees routine and critical maintenance repairs and manages emergency maintenance situations; evaluates the operation and maintenance program to ensure sufficient quality and quantity of work is performed; manages all department human resource activities; assess, plan, and coordinates training and mentoring programs; develops and implements departmental and interdepartmental policies and procedures; establishes and maintains service contracts for all outsourced equipment and system maintenance; identifies and implements energy reduction strategies.

  • Manages and or assists Construction Project Staff in the delivery of Juneau based initiatives. This requires input and or oversight at the Design, Planning, Construction and Activation phases.  This position can be required to represent SEARHC in the Owner’s Representative capacity with outside contractors and Authorities Having Jurisdiction. Additionally, this position may be required to coordinate construction Activities with staff and other vendors.

  • Manages in-house maintenance projects. Gathers project information from program managers. May prepare construction specifications or plans, obtaining advice from engineering consultants, assembling, and analyzing contract bids or quotes, and submitting bids and recommendations to superiors for action. Develops conceptual design and cost estimates and presents to Supervisor for approval. Prepares and submits permits as necessary. Manages and evaluates project activities.

  • Participates in all environments of care meetings. Ensures facilities meet applicable accreditation standards and regulatory requirements. Interacts with the safety office on facility-related safety issues. Manages the key distribution system and key database.

  • Supports capital construction projects by participating in design reviews, coordinating moves, providing labor, and generally supporting construction activities. Provides project information to program staff.

  • Participates in campus and facility master planning. Gathers data as directed for future program needs. Collects information on future and current space needs.

Supervisory Responsibilities

  • This position does have supervisory responsibilities.

Additional Details:

Education, Certifications, and Licenses Required

  • Bachelor's degree in Facility Management, Engineering Technology, or related field or equivalent combination of training, education, and experience.

  • Journeymen level certification OR 5 years experience in a maintenance trade.

  • Documented training in operating Direct Digital Control (DOC) for commercial buildings. Documented training in implementing applicable IBC and NFPA codes.

  • Documented training in implementing applicable accreditation standards.

  • Must have a valid Alaska driver's license and remain insurable under SEARHC insurance policy.

  • Facility Manager Certification preferred.

Experience Required

  • 4 years experience in operation and maintenance within facility maintenance department or in building trade.

  • 3 years’ mechanical or electrical system experience.

  • 3 years experience in healthcare facility management OR 5 years experience in related business management.

Knowledge, Skills, and Abilities:

Knowledge of

  • Advanced practical knowledge in plumbing, pipefitting, electrical, carpentry, pain
