Our Community Managers play a vital role in the successful operation of our properties. This role will oversee three properties in the Wauwatosa and Menomonee Falls, WI area. Leasing and Marketing:
- Implement selection and retention strategies to achieve and maintain 100% occupancy.
- Stay informed about property competition and market conditions affecting leasing and operations.
- Conduct apartment tours, open houses, orientations, and marketing events.
- Show properties to prospective residents, track weekly leasing activities, and follow up with potential residents via phone, email, and written correspondence.
Management:
- Monitor income and expenses to meet budget goals and enhance net operating income. Prepare annual operating budgets.
- Recruit, hire, evaluate, and discipline direct reports. Maintain personnel records, conduct timely reviews, and ensure appropriate staffing levels.
- Train and develop site staff.
Maintenance:
- Supervise on-site maintenance staff, delegate work orders, and prioritize schedules. Ensure prompt scheduling and follow-up inspections of maintenance work.
- Recommend physical repairs, replacements, and improvements.
Resident Issues and Customer Service:
- Foster a harmonious community atmosphere among residents. Address resident issues and complaints professionally and courteously.
- Issue 5-day/14-day notices as needed.
- Monitor resident delinquencies and manage accounts.

Requirements
Experience:
- Prior property management experience required
- Leadership experience required
- Customer service experience is essential.
- Must have leasing experience.
- Ability to work with the public and senior citizens.
- Ability to be sensitive to the needs of others.
- Prior budgeting experience is preferred
