About the role
The Maintenance Technician III / Senior Maintenance Technician is responsible for performing advanced-level maintenance, repair, and diagnostic work to support the daily operations of the Stella @ Towngate community. This role serves as a senior technical resource on site and is expected to independently address complex maintenance issues, support preventive maintenance programs, and respond to after-hours and emergency maintenance needs as required.
This position is a full-time, non-exempt, temporary assignment expected to last approximately four (4) months. The role requires regular onsite presence, participation in scheduled on-call rotations, and responsiveness to after-hours and emergency maintenance situations, including overtime as necessary and in accordance with California wage and hour laws.Employment is at-will and does not guarantee continuation beyond the temporary assignment period.

Responsibilites:
- Perform advanced-level maintenance, troubleshooting, and repair of HVAC, electrical, plumbing, appliances, carpentry, and mechanical systems.
- Diagnose complex or recurring maintenance issues and implement corrective solutions.
- Support unit turns, make-ready work, and deferred or capital maintenance projects.
- Participate in scheduled on-call rotations and respond to after-hours and emergency maintenance issues.
- Accurately record all time worked, including overtime.
- Follow Cal/OSHA, Fair Housing, and all applicable safety and compliance standards.
- Coordinate with approved vendors as directed.
- Perform other duties assigned that support property operations.
Working Conditions:
- Full-time schedule, generally eight (8) hours per day.
- Eligible for overtime pay in accordance with California law, including after-hours and emergency response work.
- Meal and rest periods provided per California requirements.

- Ability to lift up to 50 pounds with or without accommodation.
- Ability to stand, walk, climb ladders, and work in confined spaces.
