Job Purpose/Summary of the Maintenance Building Engineer:Assists Lead Engineer with the efficient and continual operation and maintenance of assigned building(s). The Assistant Engineer provides the physical labor necessary for all repairs and renovation programs not performed by others.

Essential Job Functions of the Maintenance Building Engineer:

  • Under supervision of Lead Engineer, responsible for the repair, maintenance, and operation of assigned properties. Maintains building and site equipment for proper operation, doing repair work or calling for outside services as required. Major building systems include but are not limited to chillers, cooling towers, package units, pneumatic controls, energy management systems, transformers, switchgear, elevators, plumbing, and security systems and fire/life/safety systems.
  • Performs general maintenance repairs such as basic carpentry repairs, floor repairs, minor plumbing and electrical repairs, painting and plaster repairs, minor glazing, light bulb and fluorescent tube replacement, and other related building repairs or maintenance.
  • Assists building engineering staff in duties requiring physical labor; correction of emergency conditions such as sewer back-ups or water flooding of office space; erection of scaffolding; snow removal; cleaning of boilers or operating equipment; and other related tasks.
  • Inspects properties daily to ensure that buildings are in good operating order and appearance.
  • Assists and supervises outside contractors to ensure that complete and acceptable service is provided. Supervise all cleaning vendors to ensure adequate cleaning of building.
  • On a 24-hour basis, responds as necessary to any building emergencies. Engineer carries a company cell phone at all times in order to respond to emergencies. Takes necessary steps to safeguard or minimize damage to property.
  • Demonstrates by word and deed a positive customer service attitude for all staff members, emphasizing the importance of tenant satisfaction and retention.
  • Completes required paperwork, inspections reports and online work orders related to tenant service requests, procurement of services or supplies as well as reports on maintenance or security issues. 

Required Skills & Abilities of the Maintenance Building Engineer:

  • The incumbent should have past work experience demonstrating a mechanical aptitude and skill in building trades such as HVAC, electrical, or plumbing.
  • Hands on experience with basic tools and materials in the performance of maintenance repairs.
  • Basic skills for utilizing and maintaining mobile devices and applications.
  • Ability to perform the physical tasks necessary to perform maintenance duties for an office property including but not limited to some heavy lifting, working with hand tools, climbing ladders, crawling into and around equipment, reading instruments, and using computers.

Experience / Education / Certifications of the Maintenance Building Engineer:

  • High School Diploma or Equivalent
  • CFC
