Position Summary
The Director of Asset Management is responsible for leading the company's asset management function and optimizing the performance and value of the multifamily real estate portfolio. This role provides strategic oversight of asset performance, financial analysis, capital planning, and operational alignment to ensure assets achieve business plan objectives while maximizing performance, value, and operational outcomes.
The Director partners closely with Executive Leadership, Finance, Operations, Construction, and other key stakeholders to evaluate portfolio performance, identify opportunities for improvement, and develop strategies that enhance operational and financial results. This position also leads the Asset Management team, establishes departmental priorities and processes, and provides executive-level insights and recommendations regarding portfolio performance, risks, and opportunities.
Key Responsibilities
Asset Management Leadership & Strategy
- Lead the Asset Management function by establishing priorities, processes, and best practices.
- Develop and execute asset management strategies that maximize long-term portfolio value.
- Provide leadership, coaching, and development to the Asset Management team.
- Ensure departmental goals align with overall company objectives.
Portfolio Performance Management
- Analyze portfolio performance, including revenue, expenses, NOI, capital investments, and operational trends.
- Monitor performance against underwriting assumptions, budgets, KPIs, and business plans.
- Identify risks, opportunities, and areas for operational improvement.
- Partner with Operations and Finance to develop and implement action plans for underperforming assets.
- Lead recurring asset performance reviews across the portfolio.
Financial Planning & Capital Strategy
- Oversee annual budgeting, forecasting, and long-term capital planning.
- Evaluate capital improvement projects and value-add investment opportunities.
- Analyze return on investment and ensure capital allocation aligns with portfolio objectives.
Reporting & Executive Communication
- Oversee monthly, quarterly, and annual portfolio reporting.
- Present financial analysis and strategic recommendations to executive leadership.
- Partner with the Data & Visualization team to improve reporting and business intelligence.
- Oversee lender, investor, and other financial reporting requirements.
Cross-Functional Leadership
- Collaborate with Operations, Construction, Finance, and other departments to execute asset strategies.
- Participate in operational reviews and provide financial and asset performance insights.
- Support strategic initiatives and continuous process improvements.
Qualifications
Required Experience
- Bachelor's degree in Finance, Real Estate, Business Administration, Accounting, or a related field.
- 7+ years of experience in multifamily asset management, real estate finance, portfolio management, or related real estate investment roles.
- Experience managing multifamily assets, including:
- Financial performance
- Budgeting
- Capital planning
- Operational performance metrics
- Leadership experience managing teams or cross-functional initiatives.
- Strong understanding of:
- NOI
- CAPEX
- Underwriting assumptions
- Budget variance analysis
- Return optimization strategies
- Experience using Yardi or similar property management/accounting software.
- Advanced proficiency in Microsoft Excel, PowerPoint, and financial analysis tools.
Preferred Qualifications
- Master's degree in Finance, Real Estate, Business Administration, or related field.
- Experience managing a diverse multifamily portfolio across multiple markets.
- Experience presenting to executive leadership, ownership groups, lenders, or investors.
