Education (Minimum Requirements):
High School Diploma or HS Equivalency
Employment Experience (Minimum Requirements):
Five years of experience in building maintenance and the following trades areas: carpentry, plumbing, and electrical.

DUTIES AND/OR RESPONSIBILITIES:
The Maintenance Manager performs under general instructions and work is performed under immediate or general supervision, depending upon the nature of the task. The Maintenance Manager reports to the Coordinator of Operations.
• Opens Troy EOC facility daily. May also be required to open Albany facility if needed.
• Provides after hours on-site response when contacted by HVCC security with regard to the EOC alarm system in the event of a breach to the security/fire alarm system.
• Operates trucks, automobiles, air compressors, and other motorized equipment.
• Assist in troubleshooting and making minor repairs to EOC vehicles.
• Transports EOC students in EOC vehicles.
• Tracks maintenance supplies and tools.
• Tracks, collects, and distributes EOC keys per supervisors’ approval.
• Performs tasks to install, replace, and/or repair items including, but not limited to, bulbs, light fixtures, ballasts, outlets, switches, baseboard, walls, ceiling tiles, floor tiles, carpeting, furniture, equipment.
• Performs semi-skilled work in carpentry, provides remodeling and construction to facility as needed including but not limited to windows, doors, floors, walls, and other parts of buildings.
• Performs semi-skilled work in masonry, including mixing plaster and concrete and assisting in laying brick, plastering walls, finishing concrete work, etc.
• Does interior and exterior painting including appropriately preparing surfaces for painting or finishing.
• Performs general tasks including, but not limited to, hanging fixtures, assembling equipment and furniture, and running data lines.
• Installs, troubleshoots, and repairs electrical, plumbing, and HVAC equipment and systems as needed.
• Performs monthly preventative maintenance (PM) checks and repairs (oil tanks, fire extinguishers, alarm system, emergency lights, smoke detectors etc.).
• Meets and works with outside contractors performing repairs and maintenance at EOC, as directed.
• Performs grounds tasks including but not limited to, mowing, trimming, weed whacking, garbage and litter removal, snow removal, and exterior repairs as needed.
• Operates, and has working knowledge of, and repairs snow blowers, tractors, lawn mowers, weed whackers, leaf blowers, fork trucks, pallet jacks, floor machines, side by sides, lifts, as well as other general maintenance and custodial equipment.
• Receives deliveries.
• Unloads and loads materials to and from trucks and vans as needed.
• Makes deliveries as needed.
• Assists with package/mail deliveries in the absence of the EOC courier.
• Prepares (and delivers if needed) items for recycling, shred, scrap, and surplus.
• Delivers/picks up supplies, equipment, and furniture as needed.
