About the role

Description

The Preventive Maintenance Assistant supports the Facilities and Grounds Department in maintaining the campus's buildings, mechanical systems, equipment, and infrastructure through routine preventive maintenance, inspections, testing, and minor repairs.


The position will work throughout campus and assist with preventive maintenance activities involving HVAC equipment, boilers, chillers, cooling towers, water heaters, pumps, filters, valves, plumbing fixtures, doors and hardware, and other building systems and equipment. In addition, this role will assist with custodial duties consistent with housekeeping of our buildings and dorms when needed to maximize campus operations and meet hour requirements.


 Essential Job Responsibilities:


 Preventive Maintenance

  • Perform scheduled preventive maintenance inspections throughout campus buildings and facilities.
  • Follow established preventive maintenance schedules and checklists for building systems and equipment.
  • Inspect mechanical rooms, equipment areas, utility spaces, and other facilities for signs of wear, leaks, damage, abnormal operation, or developing maintenance issues.
  • Inspect and replace HVAC air filters and other routine filters as scheduled.
  • Assist with routine maintenance of boilers, chillers, cooling towers, pumps, water heaters, and associated mechanical equipment.
  • Check equipment for proper operation, unusual noises, vibration, leaks, temperature changes, and other indicators of potential problems.
  • Perform routine testing and record readings from equipment and building systems as directed.
  • Assist with cleaning, lubricating, tightening, adjusting, and other routine maintenance of mechanical equipment.
  • Replace routine gaskets, seals, belts, fittings, hardware, and other minor maintenance components as trained and authorized.
  • Inspect valves, piping, hoses, connections, and other components for leaks or deterioration.
  • Assist with seasonal startup, shutdown, and inspection of mechanical systems.
  • Assist with maintaining cooling towers and related equipment, including routine cleaning, inspection, and testing as directed.
  • Assist with inspection and maintenance of domestic hot water systems and water heaters.
  • Perform routine inspections of pumps, motors, fans, and other mechanical equipment.
  • Identify equipment or conditions requiring attention by Facilities personnel or outside contractors and promptly report findings.

Building and Facility Maintenance

  • Perform minor repairs and adjustments to doors, locks, hinges, hardware, fixtures, and other building components.
  • Replace light bulbs and perform other basic maintenance tasks as assigned.
  • Assist with minor plumbing maintenance, such as replacing washers, gaskets, fittings, and other components within the employee's training and authorization.
  • Assist with maintaining mechanical rooms and equipment areas in a clean, organized, and safe condition.
  • Assist Facilities personnel with minor repairs and maintenance projects.
  • Assist with preparing equipment and facilities for seasonal weather conditions.

Safety and Compliance

  • Maintain awareness of potential hazards associated with mechanical rooms, boilers, electrical equipment, chemicals, hot surfaces, pressurized systems, and other building systems.
  • Assist with maintaining safe and accessible work areas.

Requirements

Required

  • High school diploma or equivalent preferred.
  • Basic mechanical aptitude and ability to work with hand and power tools.
  • Ability to follow written maintenance procedures, checklists, and safety instructions.
  • Ability to identify and report maintenance problems.
  • Ability to work independently on assigned tasks while knowing when to seek assistance.
  • Ability to safely lift, carry, push, and pull materials and equipment commonly associated with facilities maintenance.
  • Ability to work in mechanical rooms, outdoor areas, and other campus environments.
  • Valid driver's license preferred.

Physical Requirements and Working Conditions

The position requires regular walking throughout campus and may require standing, bending, kneeling, climbing ladders, working in confined or mechanical spaces, and working indoors and outdoors in varying weather conditions.


The employee must be able to safely use common hand and power tools and lift and carry materials and equipment associated with routine maintenance activities.
