Factors including past experience and location may affect final compensation rate.&nbsp;</em></strong></span></p> <h3><strong>Primary Responsibilities:</strong></h3> <h4><strong>Site Selection &amp; Acquisition</strong></h4> <ul> <li style="line-height: 2;">Source and secure new development sites aligned with company strategy.<br>Conduct due diligence, including feasibility studies, zoning, environmental assessments, and risk evaluations.</li> <li style="line-height: 2;">Work with local operations to assess site feasibility and design initial site plans with civil engineers.</li> <li style="line-height: 2;">Negotiate Purchase and Sale Agreements (PSAs) and Lease Agreements with legal counsel support.</li> <li style="line-height: 2;">Maintain deal summaries and acquisition reports for leadership.</li> </ul> <h4><strong>Entitlements, Permitting &amp; Regulatory Approvals</strong></h4> <ul> <li style="line-height: 2;">Lead full entitlement process including rezoning, permits, variances, and environmental approvals.</li> <li style="line-height: 2;">Serve as the main liaison with municipalities, utilities, DOT, water management districts, and local agencies.</li> <li style="line-height: 2;">Attend pre-application meetings and coordinate with community stakeholders.</li> <li style="line-height: 2;">Work through permitting processes for both ground-up builds and remodels.</li> </ul> <h4><strong>Design &amp; Construction Coordination</strong></h4> <ul> <li style="line-height: 2;">Prepare and review bid
