Reports to the Chief Operating Officer, the Facility Manager is responsible for the maintenance and condition of all Phase Three Company buildings, equipment, fixtures, and grounds, ensuring that they are maintained and in good repair. 


What You’ll Be Doing

  • Manage and prioritize the work of Field Maintenance Techs.
  • Hires and trains the Field Maintenance Techs.
  • Manages Field Tech coverage and responsibilities. 
  • Ability to assist in determining root causes through troubleshooting.
  • Establishes and oversees preventive maintenance programs.
  • Manages company van equipment and supplies. 
  • Ensures FIX service orders are responded to and resolved in a timely manner.
  • Makes sound recommendations on whether to repair or replace equipment based on its age, condition, and costs, in accordance with the company's capex guidelines.
  • Verify that external vendor partners meet the company's vendor requirements.
  • Negotiates labor rates and parts and equipment mark-up rates.
  • Reviews and approves all outside vendor invoices, follows up, and corrects billing discrepancies based on negotiated terms.
  • Works with the Chief Operating Officer (COO) and Chief Financial Officer (CFO) to plan CAPEX needs based on the age and condition of assets.
  • Manages the capital expenditure (CAPEX) budget.
  • Maintains and oversees records for repairing unit equipment.
  • Manages unit upgrade projects (planning, budgeting, sourcing vendors, scheduling work, ensuring completion as per the requirements).
  • Oversees and manages new unit construction. 
  • Communicate with operations members to ensure full understanding of ways to maximize specific maintenance deficiencies.

What a Successful Facility Manager Brings to the Table

  • Minimum of 5 years of facility maintenance experience. Preferably in the food/restaurant industry.
  • Ability to manage a team of Maintenance Techs.
  • Knowledge of HVAC, refrigeration, hot side/cold side restaurant equipment, building maintenance, basic plumbing, and electrical.
  • Ability to read and interpret blueprints, diagrams, and equipment specifications.
  • Understand HAZMAT chemical standards.
  • Demonstrates the ability to plan and prioritize tasks in a self-directed work environment.
  • Maintains a high level of productivity without direct supervision.
  • Has vertical construction experience.
