What this job involves:
As a Senior Operating Engineer at JLL, you will be responsible for performing and directing preventive maintenance and repairs across multiple commercial properties within a dedicated geographic territory. This role is key to ensuring safe, reliable, and efficient operation of buildings and their systems, setting the standard for hands-on technical support, training, and guidance. You will lead the implementation of operations, maintenance, and repair (OM&R) strategies, conduct quality control audits, and support your teams in advanced troubleshooting and project execution, upholding JLL’s standards and guidelines at all times.

What your day-to-day will look like:

  • Perform, direct, and schedule preventive maintenance and repair work within assigned territories, ensuring compliance with JLL standards
  • Assist in identification, implementation, and ongoing improvement of OM&R strategies to maintain safe, efficient, and reliable building systems and equipment
  • Perform and oversee repairs and maintenance for mechanical, electrical, plumbing, building automation, card access, door/gate, building envelope, grounds, parking lots, lighting, and interior finish systems
  • Conduct JLL quality control audits and inspections throughout the territory, preparing deficiency reports for supervisors and implementing corrective actions as needed
  • Provide technical assistance, advanced troubleshooting, and hands-on repair support to teams, elevating operational expertise across the territory
  • Train, teach, mentor, and coach Lead Engineers, Facility Engineers, and Maintenance Technicians, as requested by supervisors
  • Effectively manage relationships and communication with team members, contractors, clients, and customers
  • Ability to schedule and prioritize work assignments for self and direct reports to maximize efficiency and minimize overtime
  • Engage and motivate others to foster cooperation and strong teamwork
  • Conduct performance counseling and performance management of direct reports
  • Apply comprehensive knowledge of safe work practices, including energized work protocols, working at heights, and working in confined spaces
  • Recognize, assess, mitigate, or eliminate risk, and use appropriate PPE for each task
  • Possess advanced hands-on skills to perform repairs and maintenance on HVAC, electrical, plumbing, vertical transportation, fire/life safety, roofing, structure, parking lots, roads, and more, in accordance with all codes, laws, and regulations
  • Perform customer and personal service assessments, meet quality standards, and evaluate customer satisfaction
  • Complete any and all other duties and tasks as assigned

Required Qualifications:

  • Demonstrated hands-on experience with commercial building systems maintenance and repair, including HVAC, electrical, plumbing, building automation, vertical transportation, life safety, and related systems
  • Experience in team leadership, coaching, and performance management
  • Comprehensive understanding and application of safe work practices and PPE use
  • Ability to effectively communicate and build relationships with staff, contractors, and clients
  • Excellent organizational, prioritization, and problem-solving skills
  • Proficiency in preventive maintenance and quality control processes

Preferred Qualifications:

  • Experience training and developing engineering and maintenance teams
  • Technical certifications or licensure in HVAC, electrical, or plumbing systems
  • Experience managing facility operations across multiple properties
  • Advanced troubleshooting abilities in building automation and other complex systems

Physical Requirements and Work Conditions:

  • Must be able to perform physical inspections and repairs (climbing, lifting, working in confined spaces or at heights)
  • Ability to work in various environmental conditions
