Vice President – Asset Management (Commercial)

JOB PURPOSE
Lead the strategic management of Aldar's assigned commercial assets to maximize portfolio value, optimize financial performance, and enhance customer experience. Drive asset performance through leasing strategy, capital investment, service provider governance, sustainability initiatives, and cross-functional collaboration while supporting Aldar's long-term investment objectives.

ROLES AND RESPONSIBILITIES
1. Strategic Asset & Portfolio Management
Develop and implement asset strategies to maximize long-term value and portfolio performance.
Drive portfolio optimization through asset repositioning, enhancement, and capital recycling initiatives.
Monitor market trends and asset performance to support strategic decision-making.
2. Financial Performance & Capital Management
Manage portfolio financial performance, including NOI, occupancy, yield, valuation, and total return.
Identify value creation opportunities and oversee annual business planning, budgeting, and financial reporting.
Support investment decisions through financial analysis and performance insights.
3. Leasing, Commercialisation & Tenant Experience
Lead leasing strategies to maximize occupancy, rental growth, and tenant retention.
Identify commercialisation opportunities and oversee tenant engagement initiatives to improve customer satisfaction and NPS.
Review key leasing transactions and ensure alignment with portfolio objectives.
4. Asset Enhancement & Development Coordination
Lead asset enhancement programmes and CAPEX initiatives to improve asset performance and customer experience.
Coordinate with Development, Legal, Finance, and Operations to ensure successful project delivery and asset handover.
Monitor post-completion performance against approved business cases.
5. Service Provider Governance
Oversee the performance of Property and Facilities Management service providers through agreed SLAs, KPIs, and governance frameworks.
Drive continuous improvement, operational excellence, and cost optimization across the portfolio.
6. Stakeholder & Portfolio Collaboration
Partner with internal business units, including Development, Finance, Legal, Retail, Hospitality, and Education, to deliver integrated portfolio initiatives.
Build and maintain effective relationships with tenants, brokers, consultants, contractors, and external stakeholders.
RELATED YEARS OF EXPERIENCE
Min of 10+ years of at least 5 years of experience in real estate, property and asset management, investment banking, buy side or sell side advisory or other related field.
YOE IN MANAGERIAL POSITION
Min of 2+ years in a related managerial position
FIELD OF EXPERIENCE
Banking, real estate consultancy, management consultancy.
TECHNICAL AND INTERPERSONAL SKILLS
Outstanding analytical and quantitative skills; proficiency with standard software, including MS Office; advanced Excel skills is a must.
Proven track record in conducting valuation / financial models.
Able to analyze, evaluate and move quickly to support rapid decision making.
Ability to interpret and manage transaction documentation: NDAs, MoUs, LoI’s, and SPA’s
Ability to develop Board level papers and investment memoranda.
QUALIFICATION
Bachelor Degree in Engineering, Economics, Finance or Accounting, MBA (Finance), CFA, CA or CPA preferred.
