Reporting to the Real Estate Finance Manager, the Real Estate Financial Analyst reflects the mission, vision, and values of Northwestern Memorial Hospital, adheres to the organization's Code of Ethics and Corporate Compliance Program, and complies with all relevant policies, procedures, guidelines and all other regulatory and accreditation standards. The Real Estate Financial Analyst supports the financial operations of Northwestern Memorial Hospital's commercial real estate portfolio.
Responsibilities:
- Completes billing and collection of tenant rent and other related charges. Resolves day to day property billing and invoicing issues. Works with accounting to ensure proper financial close for all building P&Ls.
- Lead all activities related to tenant billing across the Northwestern Memorial Hospital commercial real estate portfolio. Communicate effectively with tenants on all billing matters. Ensure financial reporting and collections requirements are met for all leases (as both Lessor and Lessee).
- Identify, analyze, and resolve issues related to tenant bills. Oversee tenant delinquency reporting; notify tenants who are not current with rent payments and related charges.
- Create monthly AR analysis reporting, Key Performance Indicators, Accruals and submits Management Fee calculation for Property Manager review
- Lead all activities related to tenant’s outstanding receivables across the NMH real estate portfolio to include monthly review meetings
- Liaison between Accounting, Real Estate Strategy and Property Management to ensure successful monthly financial close of all commercial building P&Ls.
- Monitor properties' compliance with accounting procedures.
- Distribute and track vendor purchase orders; ensure timely billing and payment.
- Assist Property Managers with special projects as directed.
- Understand financial and accounting concepts necessary to complete real estate related financial models.
- Recommend and institute additional policies and procedures to continuously improve the operations and financial effectiveness of the property.
- Assist in the preparation of the annual expense and capital budget.
- Prepare reports, proposals and presentations when and as required.
- Maintain effective tenant relations within the system.
- Communicate daily issues and occurrences for each building with the appropriate Manager.
- Proactively escalate property and payment issues to Property Manager.
- Answer routine questions; read computer records, explain tenant charges, and monthly statements.
- Prepare purchase requests for approval and process. This includes coding via Chart of Accounts.
- Follow-up as required for timely delivery, invoicing and payment.
- Monitor daily lockbox activity and assist with proper application of incoming payments to include sending daily report to finance manager
- Assist Finance Manager with special projects as directed.
- Provides daily comparison of operations receivable communication system and Yardi activity.
- Address any AP issues with the appropriate team member(s), including any unreconciled checks
- Requires a motivated team player who possesses strong financial, analytical and communication skills.
- This role may support additional projects, perform administrative tasks, and other duties as assigned.
Qualifications
Required:
- Bachelor’s degree.
- Two to five years solid business experience, preferably with one year in Real Estate, Accounting, and/or Finance related field.
- Requires a motivated team player who possesses strong financial, analytical and communication skills
- Proven customer service orientation.
- Proficient MS Excel, Word and PowerPoint user.
Preferred:
- Yardi system experience is a plus but not required
