WinnCompanies is looking for a Maintenance Technician II to join our team at Beachwood Apartments, a 45-unit residential property located in Long Beach, CA.

In this role, you will perform maintenance functions in the community, including rental units, residential common areas, office, grounds and parking lots. This position requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives.
Please note that the work schedule is as follows: Monday through Friday, from 8:00AM to 5:00PM, with an on-call rotational schedule. Additionally, the pay range for this position is $24.00 to $26.00 per hour, depending on experience, and it offers a 1-bedroom apartment.

Responsibilities
- Perform repairs for a variety of areas such as appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC.
- Complete assigned service requests and repairs to company standard.
- Help prepare empty apartments to be ready for the next round of tenant move-ins.
- Maintain grounds through trash management and landscaping.
- Complete all resident and site work orders in a timely manner.
- Will be responsible for cleaning all common areas and unit vacancies.
- Basic familiarity with computers, smartphones and tablets
- Able to provide feedback to ensure community is performing at its highest level.
Requirements
- High school diploma or GED equivalent.
- 1-3 years of relevant work experience.
- General knowledge of electrical, plumbing, appliances, HVAC, and/or carpentry.
- Basic familiarity with computers and tablets.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Good communication and interpersonal skills.
- Excellent customer service skills.
- Ability to adapt successfully to changing situations and environments
- Ability to speak and understand basic English.
Preferred Qualifications
- Vocational or technical training.
- CAMT certification.
- Experience with RealPage facilities mobile app.
- Bilingual in Spanish and English.
