Position Summary:
The Director, Project Management of Reinvestment is focused on assisting the Company make deferred maintenance investments to the apartment portfolio for the purpose of maintaining revenue growth, brand preservation and asset preservation. Project Managers collaborate with key stakeholders in several departments to manage the process which includes overall leadership and coordination of the project from conception through construction, development of the project vision, scope and specifications, budgeting, underwriting, capital approvals and scheduling, as well as overseeing the completion of the finished product.
Job Duties:
- Coordinate with internal stakeholders to determine project scope and priorities, with a specific focus on unplanned projects and those with urgent need.
- Comprehensively research project history including original entitlements, permitting records, testing and inspections records, and other documentation.
- Work with internal and external legal teams as required.
- Lead the development of project documents, leading team from SD through CD.
- Organize the creation of project budgets and capital requests, iterating through the process as required.
- Generate detailed scopes of work, and schedules, organizing design elements, specifications, and construction documents.
- Review potential projects for any city concerns, title restrictions or HOA constraints, as required by the scope of work.
- Lead the coordination with consultants and team members to prepare exhibits for leadership presentations.
- Manage project plan check and approvals through governing agencies.
- Coordinate with consultant, internal design and construction teams to review project submittals, shop drawings and RFI's for project design conformance.
- Review General Contractor bids and lead the development of value engineering strategies when necessary.
- Review long lead materials and procurement strategy to expedite schedule.
- Coordinate stakeholder approvals as necessary.
- Collaborate on bidder selection, respond to RFIs, review bids, select bidders and pricing.
- Ownership of project budget, providing routine reporting in coordination with finance department.
- Coordinate and deliver presentations and routine updates for senior executive team.
- Implement key departmental processes at the project level, participate in routine process refinement.
- Leading a team of one to five people, as necessary.

Minimum Qualifications / Other Expectations:
- Bachelor’s degree; or equivalent experience in the multifamily industry. MBA or Master’s degree a plus.
- 10+ years of experience.
- Proven track record as a project manager including experience developing multifamily repair and reinvestment projects for occupied communities, with expertise in multifamily building systems/structures.
- Ability to lead, coach, and motivate teams to work together to ensure success, support the notion of ‘lifelong learning'.
- Skilled in reading and interpreting plans, specifications, reports, building codes, and all construction-related systems/assemblies.
- Deep experience with multifamily acquisitions, due diligence, and research.
- Strong understanding of conceptual estimating and budgeting.
- Must have well-developed interpersonal skills with the ability to establish highly functional relationships with diverse personalities both within and outside the company.

- Possess relationships with Architects, Engineers and other design disciplines within the OC/LA, San Diego and Silicon Valley regions.
