Role Overview 

As the Director of Business Development, you’ll have a big mission. Your mission, if you choose to accept it, will be to identify, cultivate, and secure new business opportunities, both on- and off-campus, within the student housing property management sector. This individual will develop and execute B.HOM growth strategies, build strong relationships with prospective clients, universities, and partners, and lead initiatives that expand the company's portfolio, with a strong focus on new third-party management and on-campus opportunities.  A proven track record of successful business development in the student housing or real estate sector, strong negotiation skills, and a data-driven approach are essential. We seek a collaborative leader who can achieve measurable outcomes, including increased portfolio occupancy and revenue growth. A college degree is required, with a master’s degree preferred. Key Responsibilities 

• Develop and implement strategic plans to identify and pursue property management opportunities, as well as on-campus property management/P3 transactions.
• Cultivate relationships with potential clients, property owners, and institutional partners for both on- and off-campus business.
• Lead proposal development and presentations for new property management contracts
• Analyze market trends and competitor activity to inform growth strategy.
• Collaborate with internal departments to ensure the successful onboarding of new clients.
• Represent the company at industry conferences, networking events, and trade shows.
• Track pipeline activity and report regularly on new business performance metrics.
• Maintain and regularly update a CRM system to track leads, follow-ups, and deal progress.
• Evaluate acquisition or management partnership opportunities with financial and strategic rigor.
• Development of pitch materials – slide decks, digital brochures, corporate website content – to confidently tell the story of BHOM’s successes.
• Identify untapped markets or emerging trends in student housing and propose tailored growth strategies.
• Work alongside the COO to build and maintain strong relationships with current and future third-party clients to ensure effective management of all portfolios.
• Assist in client management when challenges arise with a property or portfolio by being an advocate and an added layer of support for the Operations Team.
