POSITION OVERVIEW

JOB SUMMARY:

Perform general maintenance and repair work across multiple trades, including carpentry, electrical, HVAC, plumbing, painting, and locksmithing. Responsibilities include the installation, inspection, maintenance, and repair or replacement of equipment, systems, and building components. Support campus operations by assisting in areas outside of core responsibilities as needed, including furniture moves, custodial tasks, landscaping, event setups, and related duties. Maintain strong knowledge of safety procedures and best practices. Communicate effectively with students, staff, vendors, and residents to support a safe and functional living and learning environment.

MINIMUM QUALIFICATIONS:

Completion of an approved apprenticeship program for multiple trades; or a high school diploma and four years of appropriate experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.

POSITION QUALIFICATIONS:

Basic knowledge of electrical, plumbing, heating, venting and air conditioning systems, carpentry, custodial and work safety guidelines. Valid driver's license.

PREFERRED QUALIFICATIONS:

Successful applicants will possess knowledge of responsibilities of a University Housing (or related residence facility). Possess strong written and verbal skills, previous experience working independently and as a team member, and demonstrate the ability to plan, organize and coordinate work assignments.

ESSENTIAL FUNCTIONS/JOB DUTIES:

• 60% - Responds to daily work orders related to student concerns and departmental needs, performing repairs and replacements in plumbing, electrical, HVAC, painting, and carpentry. Conducts routine life safety inspections and ensures compliance with state fire codes and safety regulations. Documents all work performed and communicates any additional corrective actions required upon completion. - (Essential)
• 10% - Maintains a clean, organized, and safe work environment, including proper care and storage of tools, equipment, and assigned vehicles. Always uses appropriate personal protective equipment (PPE) and ensures compliance with safety protocols. Reports injuries, hazards, and unsafe conditions promptly to support the overall health and safety of the residence hall community. - (Essential)
• 10% - Provides support in areas outside of core maintenance duties as needed, including grounds and landscaping work, custodial assistance, event setup and breakdown, furniture moves, and assembly. Collaborate with other departments to ensure smooth operations and a safe, functional environment for residents and staff. - (Essential)
• 10% - Completes required administrative tasks, including closing out work orders with accurate documentation of work performed, submitting timesheets, and attending regular meetings. Participates in university-assigned training, performance evaluations, and other job-related reviews to ensure compliance, professional growth, and alignment with departmental goals. - (Essential)
• 5% - Participates in an on-call rotation to respond to after-hours maintenance emergencies and urgent facility needs. Serves as an essential employee during major events, including hurricanes, severe weather, and other campus emergencies, assisting with preparation, response, and recovery efforts as required to ensure the safety and continuity of residential operations. - (Essential)
