This position will support the new construction of a casino hotel resort with an emphasis on overseeing the facility engineering and maintenance department once the venue is open to the public. The candidate should possess knowledge and experience with overseeing large scale development projects in addition to facility operations experience to responsibly operate and manage the property facilities department while adhering to an enterprise level performance standard that will be mirrored throughout the corporation. The construction role will require on site involvement with the responsibility of documenting the build out, ensuring proper and code compliant construction and developing a building startup plan for the ongoing maintenance operation. The post construction role has responsibility for staffing, departmental budgeting, preventative and corrective maintenance, special projects, facility capital planning, union relationships (if applicable) and facility operations.
- Must have experience with new construction projects, knowledge of Mechanical, Electrical, Plumbing and Fire/Life Safety systems is a plus. Candidate will be expected to monitor build out, while building out the required renewal schedules, and report installation areas of concern.
- Coordinates all inspections with internal design team as well as governing entities to ensure that the facility is built to plans and specifications.
- Oversees inspections with all regulating entities affecting the field of work including, but not limited, to Fire Department, Building Department, Health Department, OSHA, NLRB, EPA, NEC, IBC and NFPA. Manages outside contractors on all outsourced projects to ensure compliance, high level of execution, warranties, minimized waste and budgetary guidelines.
- Will be expected to build out the property maintenance staffing model, opening and operating budgets, onboarding and training curriculum and a complete startup schedule for phasing in appropriate milestones in the opening process.
- When the timeline is appropriate, candidate will be responsible for interviewing and onboarding the facilities operations team and ensuring all training and safety compliance measures are fully implemented.
- Candidate will develop an asset management plan to ensure life expectancy is achieved and efficiency of all systems and assets are in line with industry best practices.
- Oversees maintenance of the entire property’s electrical, mechanical and plumbing systems, guest room towers, convention centers, food and beverage outlets plus the outside perimeter of the property including landscaped and parking areas. Will be asked to also coordinate maintenance of several 3rd party leased locations within the building footprint.
- Develops and manages department expense budgets and capital investment projects. Will also be expected to develop, communicate and maintain a 5-year capital plan for the property.
- Develops and ensures high level of service standards for the facility operations team as well as exceptional inter-departmental collaboration, communication and support.
- Provides leadership in the department to create a work environment that promotes teamwork, efficiency and productivity, recognition and respect, employee satisfaction, high caliber staffing, training, and an exemplary role model standard for the department.
- Directs and manages all functions performed in the facilities operation.
- Conducts staff meetings on a regular basis to review department projects, safety programs, and a high level of communication.
- Develops and carries out a thorough succession planning program for growth opportunities and support of the future management workforce.
- Works closely with all union representation (as applicable) to ensure a good working relationship is maintained and all contractual agreements are met with minimized liabilities.
- Ensures the building infrastructure needs are being monitored, tracked and maintained to ensure optimum efficiency and reliability.
- Leverages the maintenance management software and framework to drive continuous improvement within the facilities department by using data to improve processes and efficiency; ensuring optimum staffing to meet peak demands; managing inventory; and understanding the tradeoffs between ongoing repair and maintenance versus capital investment.
- Understands Building and Administrative Code requirements and permit exemptions. Must ensure full compliance with code enforced work and the integration of permit and inspection processes.
- Develops and maintains a property emergency response plan with a thoroughly trained and prepared staff, including on site availability when necessary to direct activities during such events.
