Summary

Acquires and divests real property interests requiring budgeting, project planning, analysis, due diligence, negotiations, legal agreements, and extensive collaboration with stakeholders.

What You'll Do

  • Acquires and divests real property interests to support SRP's generation, transmission, distribution, and supporting projects.  
  • Negotiates with property owners, business representatives, and attorneys by utilizing appraisals, legal agreements, and best practices in negotiations.
  • Utilizes project management principles to balance competing interests and uncertainties on complex, long-duration projects.
  • Contributes to the annual budget process to ensure projects receive approvals and the necessary resources for success.    
  • Collaborates in a highly-visible role with designers, surveyors, engineers, construction managers, environmental scientists, resource planners, regulatory analysts, public involvement, energy managers, and attorneys.  
  • Structures real property acquisitions and divestments through the use of the appropriate contractual mechanisms to achieve SRP's financial, operational, and risk management objectives.  
  • Performs due diligence activities such as reviews of project plans, cost estimates, appraisals, title research reports, legal descriptions, property surveys, and environmental assessments as well as conducts site visits.  
  • Analyzes, reviews, and supports the drafting of various legal agreements to facilitate SRP projects including easements, licenses, purchase and sale agreements, leases, and construction agreements.   
  • Researches proposals for generation and transmission projects that require siting studies and regulatory approvals.  
  • Assists legal counsel to prepare for and resolve condemnation proceedings and other real property disputes.
  • Represents SRP at public hearings, city council, commission, and other state and federal agencies as well as reviews statutes and regulations to assess impact on real property interests.

What It Takes To Succeed

  • Interest in real estate and assisting with SRP's grid management and improvement projects. 
  • Comfort with ambiguity and working on projects with incomplete and evolving requirements.
  • Experience working on fast-paced, challenging, and team-oriented assignments.  
  • Highly effective interpersonal skills to build relationships within the company.
  • The willingness and ability on an ongoing basis to seek out academic, professional development, and training opportunities to maximize adaptability and develop the broad skillset needed to be successful in this role.  
  • Experience in real estate, acquisitions due diligence, business analysis, financial analysis, project management, regulatory analysis, environmental science, contract management, customer services, or any field that prepares the candidate for the assignment.

 

This is a multilevel position. Promotion to level 2 requires a minimum of two years of experience at level 1. Promotion to senior level requires a minimum of three years of experience at level 2.
