Job Description: Bell Properties, Inc. is seeking a dynamic and experienced Property Manager to join our team. The Property Manager will be responsible for overseeing 77 units within a designated area, ensuring their efficient operation and maintenance in accordance with company standards and objectives. This role requires strong leadership, communication, and organizational skills, as well as a comprehensive understanding of property management principles and practices.

Key Responsibilities:

1. Manage a portfolio of properties within a designated area, including commercial and residential properties, to ensure optimal performance and profitability.
2. Develop and implement strategic plans and initiatives to maximize the value and performance of assigned properties.
3. Provide leadership and guidance to property managers and staff within the area, fostering a culture of teamwork, excellence, and accountability.
4. Oversee the day-to-day operations of assigned properties, including leasing, maintenance, tenant relations, and financial management.
5. Monitor property performance and financial results, analyzing key metrics and trends to identify opportunities for improvement and growth.
6. Ensure compliance with all applicable laws, regulations, and company policies, including leasing agreements, property maintenance standards, and tenant relations protocols.
7. Collaborate with internal departments, including leasing, maintenance, accounting, and legal, to support the needs of assigned properties and achieve company objectives.
8. Cultivate positive relationships with property owners, tenants, vendors, and other stakeholders, serving as the primary point of contact for property-related matters.
9. Conduct regular property inspections and assessments to identify maintenance needs, safety concerns, and opportunities for enhancement.
10. Prepare and present reports, budgets, and forecasts to senior management and property owners, providing insights and recommendations for optimizing property performance.  

Qualifications:

1. Bachelor's degree in Business Administration, Real Estate Management, or related field (preferred) or equivalent combination of education and experience.
2. CPM or similar certification required
3. Minimum of 10 years of experience in property management, with at least 5 years in a supervisory or managerial role overseeing multiple properties.  CTCAC experience at least 9 years, and at 3 CTCAC Certified Properties of 10+ units
4. 6 low income projects with at least 10 units each-each must have been managed for at least 3 years, 2 of those 6 projects have to be ACTIVE CTCAC deals:
5. Comprehensive knowledge of property management principles, practices, and industry trends, with a strong understanding of leasing, maintenance, financial analysis, and tenant relations.
6. Excellent leadership and team-building skills, with the ability to motivate and develop a diverse team of property managers and staff.
7. Strong communication and interpersonal skills, with the ability to interact effectively with clients, tenants, vendors, and internal stakeholders.
8. Proven ability to develop and execute strategic plans and initiatives to achieve business objectives and drive property performance.
9. Analytical mindset with the ability to interpret data, identify trends, and make data-driven decisions.
10. Detail-oriented and organized, with the ability to manage multiple priorities and meet deadlines in a fast-paced environment.
11. Proficiency in property management software and tools, with experience using Yardi or similar platforms preferred.
12. Valid driver's license and ability to travel to assigned properties within the designated area as needed.
