Maintenance Supervisor

Job Description Summary

The role of the Maintenance Supervisor is to sustain the Facility Management Program, by providing the necessary direct supervision of operational support personnel. The Maintenance Supervisor is also responsible for project work assigned by the Facilities Manager. This is a 2nd shift opening (2 pm to 10:30pm).

Job Description:

AREAS OF RESPONSIBILITY

Management responsibilities for the following support personnel: GM UAW Trades, General Industrial cleaning personnel and manage sub-contractors as required.

MANAGEMENT SUPPORT

  • Investigate, plan, manage, and implement projects given by the Site Manager and/or GM Site Team.
  • Perform safe operating tours to ensure proper operation.
  • Solve building operational issues, including the supervision of sub-contractors. 
  • On site coverage during weekend production or maintenance projects as required.
  • Communicate regularly with building occupants regarding status of projects. 
  • Follow up to make sure work is completed satisfactorily and on time.
  • Assist in providing necessary coverage of supervisors for training and vacation coverage as required.
  • Meet regularly with Site Manager regarding outstanding issues.

RESPONSIBILITIES

  • Meet with alternate shift Managers daily to address any outstanding issues or upcoming projects.
  • Meet with Facility Manager regarding outstanding issues. Add input/insight on upcoming projects and conditions.
  • Commence daily safe operating tour to ensure proper operation.
  • Prioritize and distribute help desk work orders.
  • Manage corrective, emergency, and preventative maintenance of building equipment. 
  • Provide Supervisory coverage for housekeeping as necessary.
  • Review supply inventory levels as necessary to maintain support of the building operation.
  • Provide supervision of sub-contractors performing project work as needed.
  • Provide support for all emergencies.  Implement comprehensive emergency procedures for building operations.
  • Ensure government regulatory compliance, EPA/OSHA compliance, safety program, CFC handling, and other programs.
  • Ensure compliance with Jones Lang LaSalle and GM audit standards.
  • Ensure shop and work areas are maintained in a neat and well-organized fashion.  Log- books are kept up to date and include building status, equipment changes, contractors working on site, etc.
  • Maintain document control and record retention.
  • Ensure that appropriate levels of inventory are maintained, especially a supply of critical components required to minimize downtime on systems supporting critical environments.  Monitor supply purchase to ensure that supplies are ordered as necessary.
  • Establish relationship with key contacts at each facility keeping them apprised of work order status and activities that could affect their operation. 
  • Communicate regularly with building occupants regarding status of projects.  Follow up to make sure work is completed satisfactorily and on time.
  • Build a broad skill base to contribute to business. 
  • Participate in business skills training programs.
  • Support team in achieving revenue targets through managing work responsibilities to contain costs and meet controllable expense budget.
  • Provide daily shift communication and necessary reporting as required.

Qualifications

  • A college degree or equivalent work experience Facilities Management with technical emphasis.
  • A minimum of 2 years of industry experience in a supervisory role.
  • Strong interpersonal and management skills.
  • Strong knowledge of building systems.
  • Computer skills.  Microsoft office.
  • Experience working in a unionized environment.
  • Basic knowledge of mechanical and electrical equipment and components preferred.
