SENIOR BUILDING MAINTENANCE CUSTODIAN - PUBLIC WORKS
Job Highlights:
This position is responsible for a variety of duties, including:
- Provides lead direction, training and work review to a building maintenance custodial crew; organizes and assigns work, sets priorities and follows up to ensure coordination and completion of assigned work.
- Provides input into selection decisions, performance evaluations, disciplinary matters and other personnel decisions.
- Trains staff in the proper use of janitorial and minor maintenance equipment and supplies; maintains equipment and supplies in good working condition.
- Performs minor building maintenance such as changing light bulbs, replacing soap dispensers, and repairing faucets, urinals and plumbing valves.
- Inspects and adjusts boilers, drain tanks and performs minor maintenance on boiler and heating systems.
- A typical work schedule for this position is M-F 12:00PM to 8:30PM initially, transitioning to 5:00PM to 1:30AM after 3 months training.
- This position is represented by the AFSCME bargaining unit.
DEFINITION
Under general supervision, assigns, directs and reviews the work of building maintenance custodial staff; performs minor maintenance and standard custodial and cleaning duties in buildings and adjacent grounds; performs related work as assigned.
DISTINGUISHING CHARACTERISTICS
This is the working lead level class in the custodial series with responsibility for providing direction to building maintenance custodial staff performing similar work. This is not considered a supervisory class in that the selection, evaluation and discipline of employees is not assigned to this level and the number of employees for which direction is provided is limited. This class is distinguished from Custodial Supervisor in that the latter is the first full supervisory level in the custodial series with responsibility for all janitorial activities in the County.
Examples of duties
- Provides lead direction, training and work review to a building maintenance custodial crew; organizes and assigns work, sets priorities and follows up to ensure coordination and completion of assigned work.
- Provides input into selection decisions, performance evaluations, disciplinary matters and other personnel decisions.
- Trains staff in the proper use of janitorial and minor maintenance equipment and supplies; maintains equipment and supplies in good working condition.
- Performs minor building maintenance such as changing light bulbs, replacing soap dispensers, and repairing faucets, urinals and plumbing valves.
- Inspects and adjusts boilers, drain tanks and performs minor maintenance on boiler and heating systems.
- Sweeps, mops, scrubs, and polishes floors; sweeps and vacuums rugs; spot cleans carpets.
- Dusts and polishes furniture and woodwork.
- Empties, cleans and lines waste receptacles and disposes of trash.
- Washes doors, windows, walls, ceilings, venetian blinds, furniture and light fixtures.
- Cleans and disinfects restrooms; restocks restroom supplies as necessary.
- Moves office furniture and equipment and may make minor repairs; reports the need for maintenance and repair.
- Strips, seals and buffs floors.
- Closes windows, turns off lights, and locks doors to secure buildings.
- Keeps basic records of work performed, timesheets, etc.
- Observes safe working practices, including maintaining storage areas in a safe condition.
- Corrects or reports any safety or fire hazards.
- Follows label instructions to mix and dilute cleansers, disinfectants and stripping agents to ensure proper strength for use.
- Uses a variety of custodian tools, equipment and supplies; maintains equipment and materials in proper condition.
- Reports unauthorized persons and other security problems.
- Sets up meeting rooms and rearranges furniture.
