THE ROLE

We are seeking a highly skilled and experienced Senior Manager, Lease Accounting Transaction to oversee the accounting assessment and compliance for leases, particularly focus on those involving construction.

The ideal candidate will have a deep understanding of lease accounting standards of US GAAP ASC 842, exceptional analytical skills, and the ability to manage complex lease agreements with construction components. This role will play a critical part in ensuring accurate financial reporting, compliance, and process optimization within the organization. The successful candidate will collaborate cross-functionally to enhance lease accounting practices and support strategic decision-making

WHAT THIS ROLE WILL DO

  • Partner with project managers, legal teams, acquisition team, and external stakeholders to assess the financial impact of complex lease agreements, including construction-related leases.
  • Collaborate with legal, operations, local accounting teams, and the lease accounting team to ensure alignment on lease-related matters.
  • Monitor and report on lease-related construction projects, ensuring proper capitalization and financial reporting.
  • Oversee the accounting treatment for leases involving construction, including build-to-suit arrangements, sale-leasebacks, and leasehold improvements.
  • Coordinate with both the local accounting teams and the corporate lease accounting team to provide guidance, ensuring the accurate recording of lease liabilities, right-of-use (ROU) assets, and related expenses for complex lease agreements.
  • Interpret and apply complex accounting guidance to unique lease scenarios, ensuring compliance with ASC 842 and other relevant standards.
  • Develop and maintain comprehensive documentation of lease accounting assessments, producing detailed reports and memos for senior leadership and auditors.
  • Provide strategic guidance to senior leadership on the financial implications of lease agreements and construction projects.
  • Stay current on U.S. GAAP updates and other relevant accounting standards related to leases and other transactions as requested by management.
  • Support internal and external audits by providing lease accounting documentation and detailed explanations.
  • Execute effective internal control procedures and maintain compliance with SOX (Sarbanes-Oxley) requirements.

WHAT THIS PERSON WILL BRING

  • Bachelor’s Degree in Accounting required.
  • CPA certification required.
  • Minimum of 7 years of progressive experience in accounting, with at least 3+ years focused on lease accounting under US GAAP (ASC 842). 
  • Proven experience managing lease accounting for construction-related projects, including build-to-suit arrangements. 
  • Strong knowledge of financial reporting and internal controls.  Oracle, BPC and Equity Edge experience a plus.
  • Ability to research accounting literature and reach conclusions.
