Senior Associate, Real Estate Equity Asset Management - Logistics

It will involve direct asset management and oversight of operating partners on a pan European portfolio (1.8 million square meter, 43 properties located across nine (9) countries: France, the UK, Germany, Poland, Spain, Portugal, Sweden, the Netherlands and Belgium.) </p><p></p><p>Specific responsibilities include:</p><p></p><ul><li>Direct involvement and responsibilities for new and ongoing lease negotiations including communicating with third-party leasing teams, in-house counsel and third-party legal teams.</li><li>Oversight of third-party leasing teams, property management, vendor contracts and vendor relationships supporting the assets.</li><li>Assist in administration of capital expenditures within the industrial portfolio and working with the Ares construction director on oversight and guidance to all third-party construction managers, contractors and/or vendors.</li><li>Oversee third party operating partners to execute the business plan (leasing activity, capex activity, operating activity) and review quarterly reporting for content and accuracy</li><li>Assist with the annual budget process, reforecasting and strategic plan for the industrial portfolio</li><li>Manage the bank financing (compliance reporting, monitor debt covenants, debt service, performance updates)</li><li>Assisting with due diligence efforts performed during the acquisition phase, specifically: tenant interviews, underwriting assumptions (market rent, lease up timing, leasing costs, and capital improvements) and third-party reports (environmental and engineering reports) for future acquisitions.</li><li>Assist with liquidity events, including refinancing or disposal</li><li>Assist with add-on acquisitions in case of portfolio build up</li><li>Responsible for accuracy and timeliness of management reporting on the portfolio: review of monthly third-party reports, verifying new leases are input correctly by third party property management teams, as well as assisting in the compilation of internal asset management portfolio reports.</li><li>Liaise with property appraisers on the quarterly valuation process, providing relevant updates, reviewing methodology and validating outputs.</li><li>Maintaining and applying strong local market knowledge (i.e., competition, supply pipeline, demand drivers, major tenants, market absorption).</li></ul><p></p><p><u>Required Knowledge, Skills and Abilities:</u></p><ul><li>Bachelor’s degree in relevant area</li><li>A minimum of five (5) years direct experience in asset management is preferred. Leasing experience preferred.  </li><li>Demonstrated budgeting skills, including [Yardi] and Excel applications are preferred.</li><li>A team-oriented individual with strong verbal and written communication skills who is comfortable working in a very entrepreneurial environment required. </li><li>Ability to effectively manage internal and external relationships required. </li><li>Ability to travel across Europe required.</li><li>Fluent in French and English</li></ul><p></p><p>Reporting Relationships</p>Managing Director, Real Estate Equity<p></p><p>There is no set deadline to apply for this job opportunity.
