Summary

Building Maintenance Technician II - $23.02 to $33.38/ hour

Responsible for minor repair and maintenance of HVAC, electrical, and associated systems and equipment.  Uses building management system to monitor building equipment operation.  Performs general plumbing, carpentry, painting and drywall repairs.


Senior Building Maintenance Technician I -  $24.17 to $35.05/hour

Provides a leadership role in the repair, maintenance and installation of associated systems and equipment in City buildings and facilities.

Examples of duties

Building Maintenance Technician II

1.    Completes assigned preventative maintenance and corrective work orders. 

2.     Utilizes energy management systems, controls, overlays, building automation systems and instrumentation.

3.    Conducts building tours to identify and correct deficiencies. 

4.    Assists in equipment installations and projects. 

5.    Diagnoses, troubleshoots, and repairs problems with HVAC, electrical systems, mechanical, plumbing, fire/life/safety, generators and building automation.

6.    Assists in the general maintenance and repair of City buildings, including plumbing, electrical, HVAC, carpentry, security systems, master keying system, and other repairs.

7.    Maintains a schedule and performs preventive maintenance of systems in City buildings and facilities.

8.    Evaluates and recommends replacement of equipment.

9.    Performs installation of new and replacement equipment.

10.    Maintains all associated documentation.

11.    Assists in moving furniture, boxes, and special stationary equipment as requested.

12.    Must be able to work rotating on-call assignment.

13.    Performs related duties as directed when such duties are a logical and appropriate assignment to the position.


Senior Building Maintenance Technician I
1.  Diagnoses, troubleshoots, and repairs problems with HVAC, electrical systems, mechanical, plumbing, fire/life/safety, generators, building automation and energy management.

2.  Assists or works with technicians in performing preventative maintenance, inspections, diagnosis, malfunctions, services and repairs to buildings, electrical systems and equipment, HVAC systems, plumbing and construction activities.

3.  Maintains a schedule and performs preventive maintenance of systems in City buildings and facilities.

4.  Evaluates, recommends, and performs installation of electrical and HVAC equipment. 

5.  May train other Facility Services employees on technical aspects to increase their knowledge and abilities.

6.  Meets with foreman to give progress reports, receive and review current and planned tasks and project duties.
7.  Maintains all associated documentation.

8.  Works rotating on-call assignment as required.

9.  Performs related duties as directed when such duties are a logical and appropriate assignment to the position.

10.  Regular and timely attendance are required for this position.

11.  Interacts professionally and respectfully with the public, coworkers and others in the course of daily work

Qualifications

SKILLS, KNOWLEDGE AND ABILITIES 

Building Maintenance Technician II

•    Must have knowledge of advanced building maintenance systems, electrical, HVAC, plumbing, carpentry, and building maintenance and repair methods.  

•    Must be knowledgeable of electrical codes applicable to the installation, maintenance and repair of electrical circuits and wiring systems.  

•    Position requires effective oral and written communication skills.  

•    Must be able to make simple mathematical calculations and have the ability to read and interpret blueprints and drawings. 

•    Must have physical ability to perform assigned tasks, lift a minimum of 50 pounds, and work at various heights above the ground and during adverse weather conditions.

•    Must have the ability to follow both written and verbal instructions

•    Must have the ability to complete tasks as assigned.

•    Ability to work in a team environment, contribute as a team member and treat co-workers and customers with respect.

•    Ability to work any day of the week (weekends and weekdays) and long hours.
