Under general supervision, this position maintains the day-to-day operations and to assume responsibility for maintaining the physical asset of the property under the direction of the Property Manager.
Role and Responsibilities:
Complete all maintenance requests issued in a timely manner
Ensure vacant suites are made ready per Boxer Standards
Work within budget limits established
Maintain building inventory for cost effective operations
Schedule and complete the Preventive Maintenance Program
Assist in monitoring all work being performed by outside contractors
Responsible for 24-Hour emergency maintenance call outs; carry mobile phone/radio as required for on-call Maintenance
Monitor and maintain all building systems
Complete grounds work, which may include picking up trash, sweeping curbs, and maintain areas around the dumpster
Ensure safety standards are used which comply with all company, local, City, State and Federal guidelines
All other duties as assigned

Qualifications
Experience, Knowledge and Education:
Bilingual (Spanish) a plus
Ability to lift 50 pounds
Knowledge in a variety of trade areas common to the field of building maintenance
Knowledge of the use and operation of hand tools, power tools, and equipment
Ability to lift and carry heavy objects
Ability to climb and work on scaffolds and ladders
Advanced customer service skills to diplomatically communicate with customers
Ability to multi-task, prioritize and work efficiently; excellent attention to detail
Ability to listen, communicate (written and verbal) and follow-up effectively with all staffing levels and clients/customers
Ability to work independently, self-starter, energetic
Ability to demonstrate good common sense and sound judgment
Ability to perform at high levels in a fast paced ever-changing work environment
Ability to anticipate work needs and follow through with minimum direction
High School diploma or GED equivalent required
5+ years of related general building repair and maintenance, must be within commercial or residential real estate
Previous supervisory experience required
Additional Requirements:
Technical training and license preferred
Successfully pass a pre-employment screening
Employee must have reliable transportation to and from work each day
