Summary
The primary responsibility of the Maintenance Technician is to support facility operations and upkeep to maintain and repair the community. The Maintenance Technician maintains and repairs basic building functions and such things as appliances, entry keys and lock systems, windows, flooring, walls, ceilings, electrical equipment, sprinkler equipment, emergency lighting, interior and exterior building lighting, fire alarms, extinguishers, security systems, thermostats, changes filters and performs preventative maintenance on HVAC equipment, and building plumbing systems. Duties include painting, plumbing, maintaining work logs, stocking and organizing the maintenance shop, and keeping machinery and equipment in good working order. Projecting a customer focused and professional image through interaction with all internal and external customers is essential. The Maintenance Technician serves in an on-call rotation for maintenance emergencies 24 hours per day, 7 days per week on a rotating basis.
Essential Duties and Responsibilities:
- Support the Maintenance Supervisor in overall maintenance of the student housing site; serves as the facility contact in the absence of the Manager.
- Provide direct leadership for work order administration, curb appeal initiatives, and student staffing when applicable; participants in project management, turn coordination, and daily overall curb appeal efforts.
- Participate in Make Ready unit turn processes and inspections.
- Maintain, engage with and organize work orders via Entrata management systems.
- Other duties as assigned.
Facility Maintenance Support:
- Complete interior and exterior maintenance programs to ensure quality repairs.
- Respond to all resident maintenance requests within 24 hours.
- Perform furniture repairs, appliance repairs, HVAC repairs, electrical repairs, and general repairs.
- Assess cause of plumbing issues (leaks, clogs, floods) and make appropriate repairs.
- Perform dry wall repair and appropriate painting needed.
- Participate in Health and Safety Inspections.
- Participate and implement a preventative maintenance program to ensure that all apartment and office space systems are regularly inspected and maintained.
Site Curb Appeal Leadership
- Lead daily maintenance and cleaning of the site's exterior common areas, parking lots, trash areas, and exterior trash receptacles.
- Remove snow from parking lots, walkways, and patios with plow, snow blower and shovels as required.
- Support maintenance and organization of all facility work, storage, and staging spaces.

- High school diploma or general education degree (GED) required.
- 2-3 years' experience - preferred in the areas of residential or student communities.
- Prior experience with plumbing, electrical, HVAC, carpentry, and painting.
