About the role

WinnCompanies is looking for a motivated Maintenance Supervisor II to join our team at Washington Columbia II, a 175-unit affordable housing community located in Dorchester, MA.In this role, you will oversee the maintenance operations of the property supervising the maintenance staff and perform maintenance functions.
The selected candidate will adhere to the following schedule: Monday through Friday, from 8:00AM to 5:00PM. Please note that this role requires on-call availability.

Responsibilities

  • Lead and manage a maintenance staff at the property on a day to day basis and perform as working supervisor when not supervising staff.
  • Assist in hiring, developing, training and holding staff accountable to operating standards.
  • Diagnose, problem solve, and make repairs in areas including, but not limited to: appliances, carpentry, hardware accessories, masonry, painting, electrical, plumbing, and HVAC.
  • Lead and train other maintenance technicians.
  • Complete assigned service requests and repairs consistent with company operating procedures.
  • Ensure vacant apartments are prepared for occupancy and market ready in accordance to company standards.
  • Conduct and participate in weekly staff meetings.
  • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
  • Conduct preventive maintenance program, building and safety inspections, and annual unit inspections.
  • Maintain grounds and curb appeal through snow removal of walkways and common areas, landscaping, painting and trash management activities.
  • Complete monthly building and unit inspections to ensure property is maintained to operating standards.
  • Review third party property inspections to resolve maintenance repairs.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
  • Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

  • High school diploma or GED equivalent.
  • 3-5 years of relevant work experience.
  • 1-3 years of supervisory experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • General knowledge of electrical, plumbing, appliance and HVAC.
  • Experience with computer systems, including Microsoft Office.
  • Excellent customer service skills.
  • Sharp verbal and written communication skillset.
  • Strong supervision experience.

Preferred Qualifications

  • Vocational or technical training.
  • OSHA 10 or 30 certification.
  • CAMT certification.
  • REAC/NSpire inspections experience.
  • EPA Certification.
  • Asbestos, HVAC or lead-based paint certifications.
