About the role

This role requires a hybrid schedule and will be based in our South Charlotte, NC Headquarters (Tuesday through Thursday) and work fully remotely on Mondays and Fridays each week. 

The Mortgage Loan Funder plays a critical role in ensuring each loan closes with precision, integrity, and care. This position is accountable for reviewing and verifying that every required aspect of the loan process has been met before funds are released, upholding the highest standards of accuracy, compliance, and client trust. You’ll partner closely with teammates across operations to deliver a seamless closing process that puts clients first, protects the company’s integrity, and helps leave the woodpile higher with every loan we fund. 

What You'll Do 

  • Fund loans according to established timelines, regulations, and state-specific procedures 
  • Review approved loans to ensure documents and conditions are complete, consistent, and compliant prior to funding 
  • Review and sign off on funding conditions; identify items that may need clearance by Underwriting or Quality Control 
  • Verify that signed loan packages meet compliance guidelines; correct discrepancies as needed 
  • Review executed loan documents prior to the release of funds 
  • Calculate and balance funding amounts for each loan package; verify and set up lender wire for closing 
  • Maintain funding turn times and provide exceptional customer service to internal and external partners 
  • Work efficiently in a fast-paced environment, managing multiple deadlines with accuracy and composure 
  • Demonstrate strong knowledge of wet funding requirements across all states 
  • Submit closing documents promptly for review within the rate lock period 
  • Follow up on any missing or additional documentation needed from all parties 
  • Complete final Closing Disclosures (CDs) and review files for TRID compliance 
  • Upload final documents into the company imaging system, ensuring accurate folder organization 
  • Request funds from the warehouse facility and maintain accurate records of wire transactions 
  • Maintain current knowledge of company policies and procedures related to documentation and funding 
  • Run daily warehouse reports, update Encompass funding worksheets, and pay down loans that have been sold 

What We're Looking For 

  • High school diploma or GED required; bachelor’s degree preferred 
  • 1–2 years of experience in mortgage funding or closing 
  • 2–4 years of experience working with FNMA/FHLMC guidelines and standard industry requirements 
  • Hands-on experience with Encompass 
  • Experience in loan shipping to secondary investors, with strong knowledge of state and federal regulations 
  • Strong oral and written communication skills 
  • Excellent problem-solving and analytical abilities 
  • Demonstrated ability to meet quality, accuracy, and service standards 
  • Proven organizational skills with the ability to prioritize, multi-task, and adapt to changing priorities 
  • Precise attention to detail and a commitment to data integrity 
  • Thorough knowledge of final loan documents, closing audits, and funding processes 

 

Compensation 

  • Compensation Range: $27-29/hour
