The Project Developer is an experienced, detail-oriented and proactive professional that is a critical member of the mechanical contracting team. This role is responsible for translating engineered designs into executable project plans. The ideal candidate will be the bridge between engineering and execution, answering the critical questions:

“How are we going to safely and efficiently deliver this project?”

“How long will it take?”

"How will our plan align with the customer's needs?"

 

ESSENTIAL DUTIES & RESPONSIBILITIES include the following:

· Lead and manage the engineering and preconstruction projects (preliminary services) for contracting projects that include HVAC-intensive renovations, additions, end of life replacements, modernization, energy savings and GHG reductions initiatives.

· Serve as the primary point of contact with the customer, internal teams, external sub-contractors, equipment suppliers and sub-consultants to develop and manage the development of scope and logistics for construction contracts.

· Coordinate with sales to develop high level budgets and logistics to determine project viability prior to preliminary services proposal. This may include site visits, preliminary engineering, schematic design, equipment selections, and rough order of magnitude operational savings or capital costs.

· Write and coordinate owners requirements and other technical documents for preliminary services proposal and contract. Coordinate with sales to incorporate scope and cost into the preliminary services proposal and contract.

· Develop scope of work for internal engineering team and/or external sub consultants, including cost and subcontracts.

· Write and negotiate consultant subcontracts for preliminary services.

· Manage costs, EACs, invoices, AP/AR of preliminary services (i.e. engineering-only) projects

· Oversee document management using Procore

· Coordinate and run regular meetings with internal and external resources, including meeting minutes and deliverables using Procore

· Ensure scope of work, schedule and project execution plan aligns with the owners requirements.

· Coordinate preliminary services site visits with internal and external team members.

· Secures any available utility incentives as identified by the engineering team. Responsible for the application and obtaining pre-approval for any incentives that require authorization before project commencement.

· Write and coordinate technical documents for construction contracts including narrative, plans, specifications, and schematics

 

SKILLS & QUALIFICATIONS:

· Bachelor's degree in Engineering from an accredited institution.

· North Carolina Professional Engineer (PE) licensure is strongly preferred.

· 5+ years of experience in mechanical contracting or construction project planning.

 

· Proficiency with computer devices (including laptops and smart phones) and working knowledge of Microsoft Office.

· Experience with the following: AutoCAD, Revit, MS Visio, MS Dynamics SL or similar accounting software, Procore or similar construction management software is preferred but not required.

· Ability to pass drug screening.

· Ability to prove US employment eligibility.

· Must possess a valid driver’s license.
